A 10 storey commercial and retail project is set to be added to the heart of Sydney’s inner city in an attempt to “promote development, investment and business opportunities”.

The City of Sydney has approved the final changes to the height and floor space for the high rise building in the Surry Hills “Tech Centre”.

Once completed, the development will hold 280 office jobs and 21 retail jobs with hopes that it will attract major firms and their workers with more affordable rents.

The 6339sq m site, 232-240 Elizabeth St, currently has five separate two and three storey buildings with retail tenancies and a hostel.

Planners state the aim of new development is to “grow the city’s creative industries and strengthen their competitiveness”.

The development’s planning proposal was given its final tick of approval this week, following its approval from the state government in June.

However not everyone is thrilled with multiple submissions made against the plans.

Issues have included overshadowing on multiple Surry Hills streets, privacy, loss of city views and impacts on heritage listing.

“Any new building at 232-240 Elizabeth Street would result in a substantial loss of direct afternoon sun,” one submission read.

“The Planning Proposal and Urban Design Report are too focused on the impact to 242-254 Elizabeth St and have not considered the cumulative impact of the new

development at 52-58 Reservoir St on daylight access.”

A City of spokeswomen said the development was key to helping grow the area’s commercial scene.

“This proposal will help to grow Sydney’s creative industries and strengthen their competitiveness,” she said.

“The increase in commercial floor space as a result of this proposal is well-positioned to service major digital and creative innovators within the area.”
