Revealed: Central Jetty Motel’s plans for $1.5M upgrade for 12 new rooms

The owners of Central Jetty Motel have lodged revised plans for an additional 12 units across two storeys after an initial application for 27 rooms on three storeys was knocked back.

Central Jetty Motel has lodged new plans with Central Coast Council for a scaled-down version of renovations that were rejected earlier this year.

The initial development application (DA) for a $1.2 million upgrade to the motel was refused in April on the grounds it would impact traffic on The Entrance Rd, was not compatible with the scale and character of the local area, lacked parking, the building was too tall and there was insufficient information to demonstrate it adhered to other planning controls.

However the motel owners, Jishu Ren and Guang Ming Xing, have lodged revised plans for a scaled-down version, which only has one double driveway on Graham St, is the same height as the existing two storey building and has more parking.

Under the plans the 12 additional rooms would be built on vacant ground to the south of the existing 21-room motel with a double driveway onto Graham St and 26 new carparking spaces bringing the total number of spaces to 47.

“The proposed additional units should fill the increased need of the area where the motel was fully booked on the June long weekend and benefit the Central Coast area with more motel unit accommodation for visitors,” the DA states.

“There will be good views into our own front area near the pool and thick privacy screen planting already in place along The Entrance Rd from this block.”

The DA states the proposed two-storey building would not impact surrounding residents given it would be essentially an extension of the existing motel.

The previous proposal was for an L-shaped three-storey building on the vacant southern end of the site, angled parking with an entry off The Entrance Rd, exit onto Graham St and a new pool.

The building would have had a height of 12.27m, which was taller than the 9.5m height allowed under the site’s planning controls.

It was also knocked back because the plans did not contain any shadow diagrams to demonstrate it “would not unreasonably overshadow the adjoining residences”.

The owners Ms Ren and Mr Xing told the Express Advocate, through an interpreter, they were confident the new scaled-down proposal would be approved.

They said given shipping costs and materials had gone up since the first application was lodged in 2019 they estimate the cost of the build would be between $1.2 to $1.5 million.

It remains with council for determination.
