Ocean View Road, Ettalong Beach: Development updated as fresh shop top housing plans emerge

A shop top housing development approved in 2018 has undergone a makeover. See what’s now proposed as other apartment plans for Ocean View Rd come before council.

Plans for an approved shop top development in Ettalong Beach have undergone a facelift four years after approval.

Abrotat Pty Limited submitted amended plans to Central Coast Council in March for its redevelopment of 237–245 Ocean View Rd where demolition works have occurred.

The initial plans, approved in 2018, include a five storey apartment block 51 apartments, six retail premises on the ground floor along with basement carparking.

The latest application will be the fourth round of changes to the development, with the approval of three minor changes in 2019 and 2021.

While the main aspects of the development remain, the changes will see a more modern looking development along with the addition of a few extras such as an electronic vehicle charging station and upgraded pool design.

There will be a redesign of the balustrade of balconies from levels 2-4 with a combination of a solid and glass components, along with refined exterior finishes.

“All significant elements of the original development remain unaltered under the proposed modification,” the latest plans state.

The plans state that the changes “improve the design quality of the approved building”.

“The modifications do not alter the approved built form and do not result in any unreasonable amenity impact to nearby dwellings or the public domain by way of overshadowing, view loss, privacy concerns, or traffic impacts.”

“The improved design of the building’s elevation in combination with the revised palette of

materials, finishes and colours achieve design excellence.”

The site has had a history of DAs dating back to 2003 with the approval of a childcare centre in 2010 and refusal of a four storey mixed use development in 2017.

Ocean View Rd has been popular for shop top housing proposals in recent years.

Fresh plans for a five storey retail/apartment complex at 273-275 Ocean View Rd were lodged in February 2022 for 23 residential units, ground floor retail and basement parking.

In late 2021, plans for $5.4m shop top housing development at 302-306 Ocean View Rd were rejected by the Central Coast Local Planning Panel. However, the applicant has since submitted an application for the decision to be reviewed which is before the council.

Another shop top housing development also emerged in the council’s development tracker in March for 324 Ocean View Road, which is currently under a pre-lodgement review with no details available.
