North Gosford: Plans approved for six storey housing development with 35 units in Hills St

The aim to create more jobs and keep people on the Central Coast has seen more units approved in North Gosford.

Plans for a $9.4m building with 35 units has been given the tick of approval in North Gosford.

The Central Coast Local Planning Panel has approved a six storey flat building at 59-61 Hills St.

Plans include 35 units, including eight one bedroom, 26 two bedroom and one three bedroom unit, along with basement carparking with 37 spaces. The existing two storey house at the site will be demolished.

The panel unanimously approved the plans, saying they were “consistent with the existing and changing character of the area” and set out conditions relating to landscaping and changes to the roof to fall under the maximum height limit for the area.

A similar development application, including 30 units, was approved at the site in 2011 however the consent had lapsed.

Central Coast Council recommended the latest plans be approved, saying the development was consistent with the zoning. The height also falls below the maximum height rules at 17.66m.

“The proposal assists in meeting the housing needs for the community within a medium density residential environment with a mix of one, two and three bedroom units,” the council’s report stated.

“The proposal is consistent with the desired and emerging future character of the surrounding locality and provided good amenity outcomes for future residents in terms of design.”

The council stated that the building would not impact on solar access to any public spaces or impact any view corridors.

The report says the plans would “lead to more local employment opportunities on the Central Coast and reduce the percentage of employed persons who travel outside the region each day for work”.

It comes as work is getting started on the nearby $133m Horizon development, just around the corner in Mann St.

The 20-storey development at 321-331 Mann St will include two high rise towers over a podium base with 184 apartments, commercial space, basement carparking and communal space with pool.

The plans were approved by the Hunter and Central Coast Regional Planning Panel in 2020.

The Horizon development will be built in two stages, with stage one the first tower and commercial premises.

The expected finishing date is the third quarter of 2024, with a display suits located in Terrigal.
