More than $56m in apartment sales have been recorded as one of Gosford’s biggest developments hits the market.

Central Coast Quarter’s apartments have only been on the market for one week with the St Hilliers development hitting record sales for the project’s first stage which is the 25-storey northern tower to be known as “The Waterfront”.

The first 136 apartments were released at the start of November with agents Foxwood Property selling more than 53 per cent.

Some of the apartments prices recorded more than $14,000 per square metre including the penthouse which sold for $3.2m while six three-bedroom sub-penthouses sold between $1.55m and $1.875m. Two bedroom apartments have also been popular for people planning to live at the waterfront location.

“It’s been extraordinary to see the strength of the market. The enquiry level after just one week of advertising was unprecedented, let alone the sales rate,” Foxwood Property managing director Clint Willoughby said.

“Everyone is blown away by the level of design and amenity the precinct offers, while local buyers are looking to upgrade or retreat from some of the busier Central Coast locations, and Sydneysiders have realised how close they can be to work, but enjoy a whole new level of lifestyle.”

Central Coast Quarter received concept approval in August 2020 for a three-tower development at 26-30 Mann St which has been hailed as a “hotel/entertainment destination”.

The plans include 295 residential apartments, with potential for a 183-room hotel at a later along with commercial and retain space.

The southern and northern towers will house the residential apartments and the eastern tower earmarked for the proposed hotel.

Plans for the northern tower, valued at $52m, were recently on public exhibition with NSW Planning with indications that the development would be completed by 2025. They also include 621 sqm of ground floor retail space and a four-level basement carpark for 183 vehicles and 63 bicycles.

St Hilliers development manager Justyn Ng said the success of The Waterfront reinforces the opportunity in the Gosford market as a place of future growth.

“Locals have always known what a stunning place the Central Coast is and it really feels as though its time has come,” he said.

“Sydneysiders from all over – the northern suburbs, the western suburbs and the east – have all realised that the sea-change lifestyle is closer and more achievable than ever,” he says.

Mr Ng says Central Coast Quarter was destined to become a landmark development.

“This marks an exciting new era for Gosford and its foreshore,” Mr Ng said.

“Our vision is to create something authentic that reflects the natural environment, as well as offering dynamic spaces that will bring this growing community together.

“This is the heart of the Central Coast and the significance of the location has been foremost to us as we know that it will direct the future tone and quality for other developments in the region.”

The development has been designed by DKO Architects with director Nick Byrne describing it as “the most important building project in Gosford”.

“It will be seen when people travel to the area by car and rail, and will be a catalyst to the renewal of the region and what will be delivered in terms of future development,” he said.
