Topshop housing development proposed for Seaview St, Kingscliff in Tweed Shire

A developer has proposed a four-storey tall apartment complex including shops and units for a Tweed coastal town – plus a hefty sum for a lack of parking. See what’s planned.

A developer has proposed building a $3.2 million, four-storey topshop complex including shops and apartments just metres from the beach in a booming Tweed coastal town.

If the project at Kingscliff – near the soon-to-be-opened Tweed Valley Hospital – proceeds, the developer may cough up almost $426,000 to make up for a lack of parking spaces.

A two-storey building with four flats on 6 Seaview St would be bulldozed to make way for three apartments on top of two retail tenancies and a commercial office space.

It’s not known which businesses might move into the bottom of the structure stretching 13.6 metres tall, but a development application before Tweed Shire Council seeks operating hours between 6am to 6pm, seven days a week.

The development in an area deemed the town centre precinct of Kingscliff would include a basement garage with nine carparking spaces – 12 more would be needed to be compliant with planning laws.

However, the developer is offering to fork out $425,498 as a “contribution” for the burden of other existing parking spaces being used in Kingscliff – a $34,983 penalty per missing space.

Architect Mark Walsh states in the planning documents the project would ultimately “enrich Kingscliff’s coastal identity”.

He said the project “aligns with Kingscliff‘s unique coastal essence”.

The new building would allow a glimpse of the Pacific Ocean over buildings along beachfront Marine Pde.

“This view is partially obstructed by a tall pine tree. The view is also across land that, if built to the permissible building height, would intercept this view completely,” town planner Hannah Julius states in the documents.

The proposal states there would not be “any unreasonable view loss to the adjoining property” if the project is given the tick.

It is currently on public exhibition and submissions can be made.
