Kingscliff’s population is expected to boom over the next 30 years, with multimillion, multi-storey homes proposed all over town.

The seaside village already has striking and eye-catching property development on the table - and there’s more to come.

The town is expected to bloom by 2500 houses over the next 30 years, with the population to hit 12,500, according to Tweed Shire Council’s Kingscliff Locality Plan.

“Locality planning for Kingscliff stresses the importance for housing diversity to meet this housing demand and generational needs through increasing density and diversity of housing in well located areas to reduce future pressure on important agricultural and environmental protection land,” a Planit Consulting town planner said.

Just 350m south of Kingscliff Beach, a $2.5 million three-storey home has been proposed for Rob Roy Cres.

The 782 square metre site is located on the northern side of the Kingscliff Hill Precinct with a view of the ocean, Cook Island and Fingal Head - plus an interrupted vista of the Kingscliff Town Centre and the Norfolk Pine in the foreground.

The proposed home would have six bedrooms, four bathrooms, an array of indoor and outdoor living and dining spaces and a swimming pool.

A new and modern aesthetic that characterises contemporary housing developments on the Tweed Coast would replace the previous generation home.

“While a number of modest single-storey houses are still present, the locality is experiencing a continued evolution towards larger, contemporary residential accommodation,” the Planit Consulting town planner said.

With a split-slab construction, the home would be designed into the slope, with each storey recessing as it extends downslope.

The project would see the existing four-bedroom home demolished, along with the carport and two frangipani trees, a mango tree and a bottle tree - to be replaced with “contemporary, native and coastal plant species”.

Meanwhile, at the south end of Kingscliff within the Quirk Pl cul-de-sac off Vulcan St, a new $1.7 million two-storey, four bedroom, two bathroom home with a swimming pool has been proposed.

The 880 square metre site would see the existing two-storey home that was built in the 1980s bulldozed to make way for the modern reincarnation.

“The proposal contributes a high design quality and aesthetic values consistent with the character of the area,” project management firm ELKN director Lance Newley stated.

“The development presents a visually interesting street facade.

“The architectural form and the materials used are consistent with that found in the locality and the dwelling will continue to contribute positively to the locality.”
