Bilambil Heights: Construction begins on $59m Sceniq land estate

Construction has started on the $59m Sceniq Bilambil Heights land release offering larger blocks of land. Here is what’s planned.

Construction has started on the $59m Sceniq Bilambil Heights residential subdivision.

The estate sits on a 15.8-hectare site, bounded by Walmsleys Rd and Stott St, boasting larger home sites averaging 1200sqm, many with ocean and hinterland views and a masterplan that incorporates a community park for residents.

SKF Development Director Eric Zhao said local buyers have been snapping up the land as demand saw the first stage of 30 elevated home sites 80 per cent sold within two months on the market.

“We are now working with our project team to bring the second stage of home sites to the market as soon as possible to meet the under supply of residential lots in the Tweed and southern Gold Coast that we identified prior to undertaking Sceniq Bilambil Heights,” Mr Zhao said.

CD Civil, who worked on the Tweed Valley Hospital, have been appointed to undertake civil works at the estate which is expected to be completed by the end of this year.

Home sites in the first release were priced from $495,000 to $725,000, with a median price of $545,000.

“Sceniq is designed to suit local families and upgraders looking for a tree-change while still offering easy access to the beach, schools and all infrastructure the Gold Coast has to offer,” Mr Zhao said.

Prices for the second stage will be announced soon.

Tweed Shire Council deputy mayor Meredith Dennis said the new addition would bring much needed affordable housing supply.

“It’s exactly what our region needs,” she said.

The Bilambil Heights development comes after Tweed Council released their Growth Management and Housing Strategy stating the region would abstain from “Surfers Paradise-sized skyscrapers on Cabarita Beach”.

Tweed Shire Councillor James Owen said “Sceniq is a key part of the future for the council’s housing strategy”.

“I’m glad to see a ‘locals first’ approach as there will also be buyers flocking from the Gold Coast and further afield in Queensland and people from Sydney and Melbourne,” he said.

Council’s latest projections indicate the Tweed’s population is expected to grow by between 13,000 and 30,000 people by 2041, with planning required to accommodate an additional 11,000 jobs in the Shire over that period.

RPM Group data shows a drop of up to 75 per cent in new land projects released over the past two years in Tweed, Gold Coast and Ballina regions.

The group forecasts more Gold Coasters and those seeking the Glitter Strip lifestyle will spill into northern NSW as population and housing shortages increase even more starkly over the border.
