IT IS not every day a property like the Big River Squash and Fitness Centre comes up for sale, but when it does, it sure catches some attention.
Bailey and Gough First National Real Estate principal Rod Ford said the current owners had welcomed a new addition to the family and were looking to pass the reins of the centre to someone else.
Mr Ford said the property lent itself to a range of development opportunities.
"It's like an open playbook for someone," he said.
"It's an RE2 property so there can be childcare, restaurants - all sorts of things can be used on this particular site.
"If it stays as a squash and fitness centre, it will be a tribute to all the owners before, but if someone does develop it as something else, it can only be positive for the Westlawn area."
Mr Ford said, according to his records, the business had been sold three times over the years and was bought by the current owners for $550,000 in 2007.
"We're not sure what it will go for, but the owners will consider all offers," Mr Ford said.
"Business-wise, there is a decent cash flow scenario, and with that, if the new owners do keep it as a recreation centre, there's that loyal clientele base that comes with it."
The centre is on 0.5ha of land and features a gymnasium, pool and squash courts.
Equipment is not included in the sale, but can be negotiated.
The centre will remain in operation while it's on the market.
"This could be turned into something we've never even dreamed of," Mr Ford said.
The property goes to auction on site on February 21 at 5pm.
