The landscape of an already popular bayside suburb is set for a massive change with several major developments on the way. SEE THE LIST

More than $120 million is being injected into Manly as part of a development boom, which could see the suburb become one-of-a-kind bayside precinct.

While the neighbouring suburb of Wynnum as risen from a quiet place with little to no progress to one of Brisbane’s fastest growing areas, its counterpart which is already a popular destination, continues to go from strength to strength.

And following the launch of several flashy restaurants and eateries such as The Arsonist and The Manly Boathouse, more significant developments are set to change the landscape of Manly.

From two major residential projects to the revamp of several iconic bayside venues, the suburb which is headlined by the southern hemisphere’s biggest man made harbour could be in for a big five years.

Councillor for Wynnum Manly Peter Cumming said the projects would bring a lot more people to the area.

“Manly is a suburb known for its bars and restaurants and I think these developments will only help boost that,” he said.

“I think Manly would be one of the top bayside bar and restaurant precincts in Queensland.”

1. STRATTON TCE RESIDENTIAL DEVELOPMENT – $40 MILLION

Address: 195 Stratton Tce, Manly

Developers: DeMartini Fletcher

Details: Four-storey residential complex featuring 42-units and retail space

It’s a project which bayside residents fiercely opposed but what is believed to be the waterfront suburb’s biggest residential development is going full steam ahead.

Construction on the complex started last month after works were delayed following an appeal from residents, who believed there were several issues with the proposal, including the height of the building, which they thought would impact the view of Moreton Bay.

But the developers, DeMartini Fletcher, changed several aspects of the project – lowering the height of the buildings and reducing the number of units from 49 to 43 and the retail space 900 sqm to 140 sqm – after hearing the feedback from the bayside community.

“We held several meetings with the group spokespersons to understand their concerns,” DeMartini Fletcher development director, John Lunney, said.

“We then modified a few key elements of the design to allay these concerns and reach a mutually satisfactory outcome.”

President of The Manly Harbour Village, David Farley, said the development would add vibrancy to the Brisbane’s only harbourside living precinct.

Sales for the complex, which is scheduled to complete in late 2022, have already exceeded $20 million.

2. THE VILLAGE MANLY RETIREMENT LIVING – $70 MILLION

Address: 162 Oceana Tce, Manly

Developers: The Village Retirement Group, Anglicare Southern Queensland

Cost: $70 million

Details: 100 units in two four-storey and two six-storey buildings on the side adjacent to the Edwin Marsden Tooth Memorial Home (Lota House).

Technically in Lota, although the address states Manly, the bayside’s newest luxury retirement living development is another project set to change the landscape of the waterfront suburb.

With works expected to start next month, The Village Manly – which sits adjacent to the heritage-listed Lota House – is another project, which initially didn’t go down well with bayside residents

A development application was submitted in early 2019 but sparked fierce opposition from local residents, who formed the Bayside Action Group and protested against the project believing it would damage the character of the site, which was built in 1865.

Residents also had concerns for the surrounding habitat with more than 50 trees to be demolished.

The development was initially rejected by the Brisbane City Council in late 2019 but the decision was then overturned in the Planning and Environment Court after TVRG made several changes including reducing the amount of units.

The Village Manly sales manager, Kath Gilhooley, said was committed to maintaining the integrity of the natural surrounds and has designed the village to maximise the attributes of the bayside location.

“The heritage-listed Lota House will remain a central hero of the site and the existing residential aged care facility, E.M. Tooth Memorial Home, will cater to the potential future health needs of the community,” she said.

The development will deliver two buildings in stage one comprising of 23 apartments across four levels.

The Village Manly will offer two and three bedroom apartments with open green spaces and landscaped pockets. Some of the facilities provided include a cafe/restaurant, library, arts and craft room, communal alfresco barbecue area, bowls green, state of the art gym, yoga/dance area, deluxe cinema, heated pool, beauty and hair salon, medical and allied health suite, club lounge and billiards room.

Works on stage one are scheduled to be complete anywhere between September 2022 and March 2023.

It is also one of two major retirement living projects on brisbane’s bayside.

3. MORETON BAY TRAILER BOAT CLUB REDEVELOPMENT

Address: 34 Fairlead Crescent, Manly

Developers: Moreton Bay Trailer Boat Club

Cost: Multimillion-dollar project

Details: Extension of the clubhouse including adding a deck overlooking the harbour

Unlike the first two projects on the list, this one is not a residential project but it is one that will still have a massive impact on Manly as one of the bayside’s most popular venues completes its biggest facelift in its 56-year history.

Works have already started on the redevelopment at the Moreton Bay Trailer Boat Club, which has been more than two years in the making and includes a renovation and expansion of its bar and restaurant facility.

The project is the non-for-profit club’s first major renovation since a refurbishment and extension of the clubhouse, including adding a deck overlooking the harbour, was completed in 2005.

In November last year, MBTBC commodore Guy Houghton said the revamp was needed to cater for the club’s significant growth and development over the past two years with membership reaching more than 11,000.

The project is being funded by MBTBC as well as a $1 million grant from State Member for Lytton (ALP) Joan Pease.

“The substantial growth the club has experienced in recent years has meant the current facilities are not adequate to cater for demand for our food and beverage operations, including as a function facility for the local community,” Mr Houghton said.

“As our facilities are ageing, much of it needs to be refurbished or replaced.”

Construction on the project is believed to engage more than 100 full-time workers over the predicted 24-week construction phase.

MBTBC’s staff will also double following the completion of the project to 50-60 staff.

4. THE MANLY HOTEL

One of Brisbane’s iconic venues is reportedly set for a massive makeover after being taken over by an Australian hospitality giant last month.

The Endeavour Group, who own brands such as BWS, ALH Hotels, Dan Murphy’s and more, will take over The Manly Hotel on October 1 as the legendary McDonald family’s 51-year tenure running the pub comes to an end.

President of the Manly Harbour Village, David Farley, said the Endeavour Group had signed a new 50-year lease to run the venue, which first opened in 1955.

“The largest pub and hotel operator in Australia sees The Manly Hotel as a potential jewel in their extensive hotel holding,” he said.

“Extensive renovations and upgrading is being planned with all the existing staff being offered ongoing positions.

“A great outcome for the Manly Harbour Village and the bayside.”

Mr Farley said the revamp would be a “significant project” which would “not be constrained by funding”.
