Construction on Manly residential development to start later this year

A major facelift is about to hit Brisbane’s bayside with a suburb’s biggest ever residential project about to start.

A thriving bayside precinct is in store for a major facelift with the sod to be turned on the waterfront suburb’s biggest ever residential development later this year.

Construction on the $40 million, four-storey and 43-unit residential and retail project at 195 Stratton Tce, Manly from developers DeMartini Fletcher is expected to start in July with the completion scheduled for late 2022.

Sales for the new development, which sits in the heart of the popular retail precinct The Manly Harbour Village, have already exceeded $10 million.

The project was scheduled to start last year but was delayed after bayside residents appealed Brisbane City Council’s approval of DeMartini Fletcher’s proposal to the Planning and Environment Court.

Residents believed there were several issues with the proposal, including the height of the building, which they thought would impact the view of Moreton Bay.

But the developers changed several aspects of the project – lowering the height of the buildings and reducing the number of units from 49 to 43 and the retail space 900 sqm to 140 sqm – after hearing the feedback from the bayside community.

“We held several meetings with the group spokespersons to understand their concerns,” DeMartini Fletcher development director, John Lunney, said.

“We then modified a few key elements of the design to allay these concerns and reach a mutually satisfactory outcome.”

Councillor for Wynnum Manly Peter Cumming (ALP) said he believed the project was Manly’s biggest ever residential development.

“I think it will just inject more into the local economy,” he said.

“Manly is known for its restaurants and bars and now you’ll have more people in the area to spend at local businesses.”

President of The Manly Harbour Village, David Farley, said the development would add vibrancy to the Brisbane’s only harbourside living precinct.

“The lucky 100 or so residents, who will be moving into these unique apartments, will be living right in the heart of Manly Harbour Village,” he said.

“They will come down the lift to a choice of restaurants, bars and hotel, access the Farmers Market with out having to get in the car, easy walkable access to the supermarket, Post Office, medical centre, pharmacy and coffee shops, a very European lifestyle.

“And on the weekend, stroll to the Yacht Club, knowing that you can come off the water at the end of a great day, and have a couple of glasses of wine or beers, and not worry about driving home.”
