Plans have been lodged to build two twin towers that would provide over 500 build-to-rent rooms at Brisbane’s prime riverside precinct.
Brookfield Portside East Pty Ltd has lodged a development application to construct two 23 storey residential towers at 11-23 Macarthur Avenue, Hamilton.
The proposal would deliver 560 studio, one, two and three-bedroom apartments and also include a cafe, shops, dog-grooming salon, co-working space and gym.
There would be 51 studio apartments, 251 one-bedroom apartments, 222 two-bedroom apartments and 36 three-bedroom apartments, with balcony space ranging from 9sqm-25sqm.
The podium level of the towers would include a swimming pool, pool pavilions and lounges, garden and library lounges, dog lawns, kids’ outdoor and games area, BBQ and dining areas, wine library and spa.
The residential towers would be located close to Hercules Park, Brisbane’s CBD and walking distance to the District Centre at Racecourse Road.
The application reads while the non-residential uses are intended primarily for residents, use of the facilities is not exclusive to residents and broader community use is encouraged.
“It will deliver high density housing and non-residential activities in a highly urbanised and high amenity living environment – where greater intensity of development is intended to occur,” the application reads.
“It is designed to promote connection between civic spaces and the river.
“It supports the western activity centre at Portside Wharf without compromising the viability of the centre through the establishment of additional traditional retail tenancies.
“It supports the existing and planned public and active transport networks, including the delivery of a primary north-south link, a secondary north-south link (via the service laneway) as well as an enhanced east-west link from Portside Wharf to Wharf Street.”
The Gallery House and Rivello are south of the site and the Portside Wharf, including Flare, are to the west.
Transport wise, there are CityCat terminals at Dockside to the west of Macarthur Avenue and Northshore Hamilton to the east.
Also, Brisbane City Council has proposed a new Gold CityGlider service connecting Northshore Hamilton (Hercules Park) to Woolloongabba and major sporting, entertainment, shopping and dining precincts.
“It is undisputed that there is a current rental crisis in Brisbane, characterised by a severe shortage of rental properties, skyrocketing rental prices and increased competition among renters,” the application reads.
“Whilst Build-to-Rent is generally a ‘premium rental‘ offering it can still play a significant role in alleviating the rental crisis by addressing the shortage of available rental properties and providing more affordable, well-managed, and secure housing options.”
Plans include four levels of car and bike parking for 436 residents and 65 motorcycles, with 640 spaces for residents to park bicycles and electric vehicle charging areas.
The site is currently a carpark and previously a cruise ship terminal check-in facility.
