Plans have been lodged to construct a seven-storey residential tower on a large seaside block in Deception Bay in potentially the start of a development boom in the long overlooked Moreton suburb.
UPG 402 Pty Ltd lodged a development application (DA) to construct the 108-unit tower at 5 and 7 Wallin Ave and 7 Captain Cook Pde, on the site of Mud Cafe.
Set on a huge, vacant 4786sqm block, it would have six one-bed units, 50 two-bed units and 43 with three bedrooms.
Unusually, there would also be four-bed (eight) and even five-bed (one) options.
The Da said the area was earmarked for high-density residential.
“The proposed development has been architecturally designed to reflect and enhance the coastal nature of the site and is intended for owner occupiers, in particular, empty nesters and downsizers,” the Da documents said.
“The proposed residential component promotes a subtropical lifestyle through large windows, subtropical landscaping and large outdoor living areas and balconies.
“Emphasis has also been placed on delivering an attractive streetscape façade which addresses the Wallin Ave and Captain Cook Pde frontages and provides a ‘human scale’ outcome.
“The surrounding Deception Bay locality is characterised by a mix of residential, commercial and open space areas, with a mix of development types present.”
There would be vehicle access from Wallin Ave, while pedestrian access would be from Captain Cook Pde, Wallin Ave and Summer St.
