8,000 jobs to generate from 460 hectare Moreton business, health and lifestyle precinct

A 7000 seat indoor stadium, 40 businesses, a hospital, multistorey business buildings, apartments and more are planned to transform a large plot of land into a ‘world-class’ destination.

A plan to build a hospital, 7000 seat Olympic stadium, house at least 40 businesses and create a world-class destination next to the USC Petrie campus is one step closer.

Mill-Wood Park Pty Ltd has lodged a development application to divide 460 hectares of land within the suburbs of Petrie, Kallangur and Lawnton into five precincts, with access from Briggs Court, to support The Mill.

The Mill would be made up of shared use facilities for the community such as a private hospital, sport and recreation, green and open space, public areas, in addition to commercial and retail shops, residential housing and student accommodation, and significant wildlife and conservation areas.

Moreton Bay Regional Council will host the Olympic boxing events at the new multipurpose 7,000-seat indoor stadium that will be built at The Mill.

Council expects it will feature at least nine multi-use courts that will be designed to not only host high-level sports competition post the Olympics but have huge legacy benefits for the broader community.

Millovate will oversee the successful development and activation of The Mill, which was declared a Priority Development Area (PDA) in September 2016 and facilitated the development of the first phase of the USC Moreton Bay campus.

Community feedback and two rounds of public consultation has helped to guide the PDA.

The Mill would have supermarkets, butchers, bakers and specialty stores to high-end retail, along with childcare, primary and high school education.

The Mill is expected to deliver 8,600 ongoing jobs and add $813 million into the regional economy per year on average, once fully realised.

One of the five precincts would include two-three storey buildings to house businesses and another precinct would include three-four storey residential apartments, incorporating generous balconies and living areas.

The Mill’s proximity to Kallangur Rail Station supports the opportunity for a private hospital in addition to complimentary health services such as an allied health hub, specialist medical services and medical suites.

“The precinct will become a vibrant hub of activity that supports businesses, their employees and the broader community,” the application reads.

“It will be a desirable place to work, visit and live being highly connected to transport, open space, environment and newly emerging innovation, education and urban residential precincts around it.

“A complimentary mix of health, office, mixed industry, residential and community uses are proposed to establish a truly diverse and vibrant place.

“This will be key in attracting innovative businesses, a highly skilled workforce and residents seeking access to amenity, services and transport.

“As an employment hub, the site is intended to support small business incubation, whilst also being capable of accommodating medium and large business enterprises.

“All of these different business and user groups will benefit from access to walkable amenity such as cafes, food, health facilities and services as well as child care and recreation facilities.”
