Two new apartment complexes ready for construction at Redland Bay waterfront location

Development at a quaint southeast Queensland bayside location will see two waterfront apartment complexes built within stone’s throw of one another. See the before and after images.

An underrated bayside waterfront location is about to experience an explosion in development as plans for two apartment complexes within 50 metres of one another heralds big change in an area untouched for decades.

Blink in Redland Bay and you’ll miss a new development, it seems.

A suburb long underrated it is experiencing furious development, especially at its sought after and tightly held waterfront.

Amid this frenzy comes two new apartment complexes within stone’s throw of one another at Esplanade and Peel Street.

Both will offer uninterrupted bay views but are aimed at different demographics.

Ray White agent Jesse James said in 15 years in the industry he had yet to see such innovative features as promised by The View Residences at 193-197 Esplanade.

Ranging in price from $590,000 to $1.57 million the complex of 18 units will feature nine caravan forts on “first come first serve” basis – a singularly unique feature according to Mr James.

The forts will have a minimum height clearance of 3.2m (possibly 3.4m) and, according to Mr James, would accommodate both a caravan and a vehicle at the same time.

Residents with boats or tinnies would likewise benefit from them.

The crown jewel penthouse at just over $1.5 million will set new standards in the area according to the agent, with three bedrooms, four bathrooms, a study, entertainment space and multipurpose room all set over two levels and 280 sqm of floor space.

A website for the project also shows a 277 sqm penthouse with four bedrooms and four bathrooms.

Apartments – 85 per cent of which will have bay views – all come with basement storage measuring 2.4m in length, 0.6m in width and 3m in height.

Artist’s renders depict a building with a fascia sporting more than a hint of hamptons design which, according to the agent, will be unlike the myriad of other apartment complexes in the works nearby.

The Redland Bay Hotel plays backdrop to the planned complex which will sit just below the popular watering hole and music venue.

Construction is due to start in September with an expected 18 months until completion.

Walk just down the road to the corner of Esplanade and Peel Street and you’ll see a fresh billboard for Sea Apartments.

Place Projects agent Shaun Lennon said a local to the area noticed a gap in the waterfront apartment market and decided to develop the complex for “genuine downsizers” wanting to spend less than a million dollars on an apartment.

With views over the bay and the adjacent Sel Outridge Park units will range from $495,000 – $720,000, making for a lucrative value proposition given its never-to-be-built-out location.

The ground floor will host commercial properties which may include a cafe.

As a point of difference, apartments will feature “flexi rooms” where sliding walls will allow for the creation of extra space or greater privacy, depending on need.

“Lots of solar” on the roof would keep energy costs down and all apartments are slated to come with smart devices interfaced.

Mr Lennon said construction is set to start in the next six to 12 months with stage one of the project aimed for completion within a year of turning soil.

Both agents assured strict council measures would be adhered to in order to avoid any possibility of flooding, an event Mr James quipped would require “the polar caps to melt”.
