Soil testing is underway at 6 Auster St in Redland Bay where construction for the $20 million-plus Wayfarer Residences (WR) is expected to start “as soon as possible”.
A total of 33 residences – 27 apartments; 6 villas – are expected to be completed by end 2021, with prices ranging from $475,000 up to $1,495,000.
Falling within Redland City Council’s Weinam Creek Priority Development Area Project WR is one of a host of projects that will transform the quaint bayside locale into a development bonanza.
Walk some 30 metres down the road and you will find the soon-to-be-opened and controversial 500-plus space Moore’s Rd car park intended for day trippers to the islands and fishermen.
Place Projects agent Shaun Lennon said the ThinkTank Architects and HAL Architects boutique project developed by Contrast Constructions and CCIG Capital would be a game changer for the area.
“It is the first time in the Redlands that we have seen a development of this size being built on absolute waterfront in two decades,” Mr Lennon said.
“For somewhere near a million dollars you can catch whiting off your balcony making it one of the more affordable waterfront developments in southeast Queensland.”
The agent expected most buyers to be local and in search of generous “downsizing or right sizing”.
“It was a fundamental design implementation that residences provide what buyers will be coming from and most will be moving from 300 – 400 sqm homes; they don’t want to buy apartments of 90-100 sqm,” Mr Lennon said.
“We have enlarged everything because most of the people buying a unit didn’t want to lose the nicety of having space in their home but they don’t want the maintenance.”
With waterfront-facing properties enjoying a “rare” northerly aspect WR was touted to inject a new level of luxury into the area.
“It had to be something special,” Mr Lennon said.
“With all the development in the area we want to keep as many people as possible happy.”
Sporting five penthouses WR’s crown jewel is a four-bedroom 300 sqm residence at a touch under $1.5 million.
Most apartments feature three bedrooms, two bathrooms and two parking spaces.
