New Coles to open in massive plans for $48m Morayfield Marketplace

A supermarket giant will be one of 20 stores to feature in a mega three-level shopping centre, located in a fast growing suburb north of Brisbane

Construction will soon begin on a three-storey shopping centre with a Coles, Liquorland, specialist medical centre and speciality stores, continuing the development boom in a southeast Queensland suburb.

Oakey Flat Corp Pty Ltd lodged an application with Moreton Bay Regional Council on February 28, to build a 9000sqm retail centre, ‘Morayfield Marketplace’, at 192 Oakey Flat Road, on the corner of Clark Road.

The developers of Morayfield Marketplace, JAM Group and Rankin Corp, have reported significant interest in the 9000sqm retail centre.

JAM Property Group Director Jim Costello said they aim to open Morayfield Marketplace in June 2025 and begin construction in the first quarter of 2024.

The centre will be headlined by a Coles supermarket, Liquorland and associated retail, commercial and medical tenancies, covering a gross floor area of 6265sqm.

There will also be three interconnected buildings, one-two storeys high with a partial undercroft parking area, catering for other retail commercial stores, across a gross floor area of 1032sqm.

Included in the centre is an adjoining service station and food and drink outlet, along with provision for future extension of the centre if the tenant interest is there.

Mr Costello said shoppers can expect to enjoy fast food outlets, restaurants, a barber, beautician and a medical centre offering services like radiology, pathology, an optometrist and dentist.

“You need these types of uses to deal with local demand because you want to be servicing the community for groceries, fuel and all the convenience retail we will be catering for,” Mr Costello said.

“We originally had a neighbourhood centre approved in 2017 but due to demand, we then acquired the site next door and grew the neighbourhood into local centre zone, taking us up to 11000sqm of gross floor area.

“The first stage will look at 7000-8000sqm and then we’ll look to rollout another couple thousand over the next few years.”

A total of 4,191 housing lots have been approved as part of residential development applications in Morayfield South, equating to a projected population growth of at least 11,300 for the catchment, based off Census household data for the area.

“If we include Lend Lease and Kimna Valley (approved) this then grows to 6691 lots or an increased population of 18000, again this is based on today's approvals and this will grow significantly over the coming years,” Mr Costello said.

“You’ve got 6,000 odd lots that have been approved just in this catchment alone so it’s a huge growth area.

“It’s a very prominent growth area for southeast Queensland and it’s an exciting story based on its proximity to the coast.

“It sits on a very prominent intersection and the main connection point out to Caboolture West.

“Our site was identified by state government as a TLPI a few years ago, due to the local centre’s great transport connectivity and being surrounded by significant residential growth.”

In 2017, council rezoned the land to Local Centre Zone from rural residential, after an application from Oakey Flat Corp Pty Ltd.

Morayfield Marketplace will be a few minutes drive from the new under construction Summerstone Morayfield estate, LakeView estate and other new residential developments.

The centre will include 390 carparks.
