Retail and food experiences to complete marina project

REVEALED: A proposed development would transform a Bribie Island marina into an exciting dining and retail precinct, with unrivalled visibility according to the developer.

Bribie Island changes

A proposal for a two-storey retail space and food outlets at a Bribie Island marina is poised to generate $8 million a year in turnover and turnaround an underdeveloped site.

Spinnaker Sound Marina has lodged an application with Moreton Bay Regional Council to construct a fast food outlet and cafe at the marina and also for further retail space within a two-storey building and another single-storey building.

The development would complete the marina precinct.

Located at 1713-1735 Bribie Island Road, adjacent to a new multi-unit residential development, this proposal aims to address expenditure leakage from an existing undersupply of dining and takeaway food and large format retail floor space.

Spinnaker Sound Marina co-owner Andrew Hooper-Nguyen agreed the marina is underdeveloped and that he is in discussions with a number of potential businesses to take up the proposed tenancies.

“Our proposal leverages off the new 7 Eleven to create a local services and dining hub,” Mr Hooper-Nguyen said.

“In addition to a new drive-through, the established and popular Seasars Seafood will be upgraded and relocated on the site, extending to a new outdoor dining and entertainment area.

“There have been many ideas in the decade since we‘ve operated the marina, but we are comfortable that the current proposal is the best use for a long under-utilised site.

“Sandstone Point has advanced rapidly in recent years.

“It is the gateway to Bribie Island and the home to a growing community that needs services and facilities.”

The fast food outlet would be located at the corner of Bribie Island Road and Spinnaker Drive, co-located to the approved service station.

The food and drink outlet will include an outdoor dining area and a drive through facility.

There will also be a small food and drink outlet with an associated outdoor seating area within one of the existing single storey buildings.

Included in the proposals is retail space contained within a two storey building.

The retail space is intended to be used for tenants that are complementary to the marina precinct, in particular stores for boating and fishing.

This is followed by a smaller retail space in a single-storey building.

“The Sandstone Point Hotel has put the suburb on the map and increased interest in the whole area,” Mr Hooper-Nguyen said.

“Our proposal complements the hotel and other recent developments.

“In its economic report, Bull & Bear Economics estimates that the proposal will support 38 full time jobs and generate over $8 million turnover when open.”

The marina harbour offers 150 marina berths, boat maintenance and repair services, dry storage, and three restaurants.

The proposed development includes outdoor spaces associated with the retail activities including ‘Spinnaker Green’, which provides opportunities for outdoor dining and enjoyment of the marina, and is appropriately located adjacent to Kal-Ma-Kuta Drive Park.
