The first pictures of a massive sport, recreation, dining and retail development proposed for north Brisbane have been released.
Comiskey Group, which responsible for hugely popular northside venues the Eatons Hill Hotel, Sandstone Point Hotel, Samford Hotel and Beachmere Hotel, has lodged a development application for their next big thing.
The proposal seeks approval for a new hotel or club, indoor sport and recreation area, showrooms and restaurants or retail outlets at 90 Gympie Rd, Strathpine.
Located across from Pine Rivers Park, the Strathpine Gateway development is proposed to occupy more than four hectares of existing farmland with construction of the main indoor sport and recreation/showroom in the first stage of works.
The plans show two buildings covering 8530 sqm that will be used for indoor sport and recreation and could feature a gym and fitness studio, dance or martial arts studios, indoor sports courts, activity centres, amusement parlours and bowling alleys.
There would be a stand alone 220 sqm building used as a drive-through food outlet, plus a 1040 sqm restaurant precinct building that could accommodate a variety of food tenancies.
The food and drink drive-through is proposed as stage two of construction followed by restaurants and retail, a hotel/club and finally the second indoor sport recreation space/showroom.
The development application completed by I.B Town Planning said the main trade area retail expenditure was currently estimated at $2.4 billion and projected to increase to $3.3 billion by 2041.
“The subject development is estimated to directly generate 476 jobs, including ongoing employment of 279 jobs and 197 jobs during the construction phase,” the application reads.
“In total, some 948 jobs are likely to be created both directly and indirectly as a result of the subject development.”
The application said the project could bring “significant improvement in the range of retail and non-retail facilities that would be available to residents, particularly in terms of large format retailing”.
“The proposed sporting and recreation uses at the subject site have minimal or in some cases no representation elsewhere in the Moreton Bay LGA.”
The application includes parking for 508 cars.
The food and drink drive-through would be closest to the major intersection.
Entrances to the site are shown off Gympie Rd and Kremzow Rd.
The development application is with Moreton Bay Regional Council.
