Pools, bowling alley, cinema, bar: New Caboolture retirement village has it all

An application has been lodged for a luxurious 400 dwelling retirement village on vacant land in Caboolture, with rooms available from $185 a week. SEE WHAT’S PLANNED

Pools, a bowling alley, cinema, bar, library and more are included in a proposal for a luxurious retirement village in Caboolture featuring five-star facilities.

GTH Project No. 4 Pty Ltd has lodged a development application for an over-50s lifestyle resort with 400 dwellings on vacant land at 38 Atherton Rd.

The resort would be owned and managed by GemLife, a manager of over-50s resorts across Queensland, NSW and Victoria including one on Bribie Island.

The 400, two-bed dwellings, designed for up to two people each, would have a multipurpose room and double garage.

There would be a two-storey Resident’s Clubhouse offering everything from a heated indoor swimming pool, covered championship-grade bowling green and ten pin bowling alley, cinema, library, bar and cafe.

The Summer House included a pool house, club room, resort-style pool, outdoor entertainment and dining and other recreational areas.

There would also be dog run and pickleball areas.

An economic needs assessment lodged by consultants Location IQ said 1038 jobs were likely to be created, directly and indirectly.

The typical rental rate at GemLife resorts is $185 per week, not including internet, telephone, water, electricity, gas and other utilities.

The rental rate could be offset for residents eligible for Commonwealth rent assistance.

“It is important to understand that GemLife over 50s resorts are not retirement villages in the traditional sense and the services and facilities provided are unique to their communities and well in advance of typical industry standards,” the application said.

“The GemLife goal is to create communities who support an active lifestyle within luxury resorts that are designed exclusively to accommodate the ongoing needs and desires of the residents.

“Based on current and proposed developments within the catchment area, this indicates a long-term undersupply of approximately 4038 retirement living/manufactured home park places by 2041.

“This would indicate that there is demand for a retirement facility of at least 400 dwellings at the subject site, with a development of this size representing less than 15 per cent of the growth in demand for persons who would be accommodated within retirement facilities over the period to 2041.”

There would 116 parking spaces for visitors, 47 RV (recreational vehicle) parking spaces and a minibus service.

The development would be built in seven stages, with the Summer House in stage one and the Club House in stage two.

The $80 million ‘Big Fish’ precinct is immediately north of the site and adjoins the Bruce Hwy to the east.
