New 380+ community coming to Moreton Bay

Construction has officially started on a new residential community at a 41-hectare site that will provide 387 brand-new homes for families in the heart of Moreton Bay.

The first sod has been turned on a 387-home community north of Brisbane, set to help meet the local demand for homes and include nine hectares of environmental green space.

Construction has officially started on Elan, a new residential community at a 41-hectare site in Warner that will provide 387 new homes for local families in the heart of Moreton Bay.

The sales and information centre on Elan Boulevard, Warner, off Kremzow Road is set to open early 2025.

Élan, is one of the newest additions to AVID Property Group’s (AVID) growing portfolio of masterplanned communities in Queensland, offering four exclusive neighbourhoods, parklands and an extensive network of walking and cycling trails throughout the community.

AVID celebrated the occasion with a sod-turning ceremony on 27 July, attended by Councillor Cath Tonks, AVID General Manager Queensland Anthony Demiris, as well as its build team from Villaworld Homes by AVID – the 2024 Housing Institute of Australia’s National Professional Major Builder.

“We are very excited at the role Élan will play in shaping one of the fastest growing regions and giving more people the opportunity to live, work and play in the Moreton Bay region,” Mr Demiris said.

“Across our network of communities, we have seen a rise in popularity across suburban and regional sites as buyers leave inner city locations to not only upgrade their home and lifestyle but seek more affordable housing options.

“With many great schools, accessibility to transport and connectivity to the Brisbane CBD and airport, I know that the people calling Élan home will enjoy the benefits of being part of the Warner and greater Moreton Bay community.”

Élan by AVID will deliver one and two-storey homes built by AVID’s building arm, Villaworld Homes, for almost 400 families – with the first homes expected to come to market later this year.

AVID General Manager Housing Peter Wood said the desire for quality properties with an increased emphasis on premium inclusions will be able to be met by the homes delivered at Élan.

Councillor Tonks welcomed the new Warner community and thanked AVID Property Group for dedicating 9.91 ha of land containing koala habitat to Council as part of the development.

“This will continue to form part of the green network connection and movement corridors for koalas and other native animals to move throughout the area,” Councillor Tonks said.

“Additionally, this development is delivering three koala crossings with two of the crossings being underpasses at the entrances and the third crossing an overpass across Kremzow Road.

“This overpass will be the first in Moreton Bay and will also have fauna monitoring that will assist in research and an improved understanding of koala movements throughout the area.

“It’s great to see the strong environmental focus that has been taken on board with this development, and I hope this will see residents and our native animals continue to live together harmoniously.”
