Inside plans for new Officeworks at Sungate Business Park, Caboolture

Plans have been lodged for an Officeworks outlet in an emerging shopping centre north of Brisbane servicing one of Queensland’s fastest growing communities.

The next stage in the evolution of a huge Brisbane shopping precinct is taking shape, as Officeworks makes plans to move a new store into the booming shopping centre.

Developers of the $80 million Sungate Business Park, next to the Bruce Hwy, said it was an exciting addition.

JCP Construction and Development Pty Ltd has lodged a development application (DA) to construct the Officeworks and a storage facility at 407 Pumicestone Rd and 6 Eildon St in Caboolture.

It would be the newest addition to the Big Fish Centre, a mixed industry and business centre southwest of the Bruce Hwy and Pumicestone Rd junction.

It already included major retailers, Coles, McDonalds, Petstock, Supercheap Auto, Planet Fitness and Bunnings Warehouse.

The business park would service the growing community of Elimbah and Elimbah East.

The Officeworks’ retail showroom would cover 1800 sqm with a gross floor area of 5600 sqm.

There would be a total of 78 carparking spaces provided for it and the storage facility.

The storage facility and shop would be co-located in one building on Lot 43 at the western boundary of the Big Fish Centre.

The proposed storage facility would be three storeys high, or 11.4m, with access from Eildon St East.

“The retail showroom is well suited to the premises due to its prominence when viewed from the street and accessibility from the internal access road,” the DA said.

“Further, the close proximity to other major businesses will allow for greater multi-stop trips to the Big Fish development.

“Whilst the proposed retail showroom use was not foreseen to be a consistent use when the SunGATE Masterplan was established, the built form is a size and scale reflective of other large floor plate buildings in the centre.

“It is therefore considered an appropriate land use reasonably expected in this location.”

The Officeworks and storage facility site had frontage to Pumicestone Rd, Eildon St and Atherton Rd, with vehicular access from Eildon St via an easement.

“The buildings have been architecturally designed with the end user in mind and have substantial articulation, materials and colour to be visually interesting in the context of the centre,” the DA said.

“The provision of landscaping along Pumicestone Rd and throughout public areas improves the visual amenity and complements the proposed built form.

“The application proposes uses that are reasonably expected within the greater Big Fish development that are of a size and scale commensurate to other large floor plate buildings in the centre, including Bunnings, Petstock and Planet Fitness.”
