Dentist joins tenants in new $80 million Moreton Bay shopping centre

A new dentist is planned to join the growing number of tenants at the $80 million Big Fish Junction in Elimbah, poised to complement an existing medical centre.
EFM Caboolture Shopping Village Pty Ltd TTE has lodged an application to establish a 160sqm dentist surgery, to facilitate two dental practitioners, within the previously approved building and tenancy at Unit 2A, 434 Pumicestone Road, Caboolture.
The proposed dentist is suggested to support an existing medical centre at the Big Fish Junction, which has seven rooms for doctor consultations, one room for treatments and a pathology laboratory.
“The change of use provides a health care facility to service the needs of the local community, consistent with intent of Precinct 1 under the Preliminary Approval,” the application reads.
“There is no conflict between the existing and proposed use as the established medical centre does not provide dental services.”
The dentist would be built in Precinct 1 of business park, servicing the growing community of Elimbah and Elimbah East.
The 15 hectare shopping centre, developed by Eildon Capital Group, next to the Bruce Highway, includes a $32 million, 13,000 sqm Bunnings, Coles, Chemist Warehouse, PetStock, an Indian restaurant, Japanese restaurant, KFC, nail salon, hair salon and spa, bakery and discount store.
A Caltex service station and McDonald’s were built at the complex in 2018 and 2020.
Eildon Capital Group CEO Laurence Parisi highlighted the growth of the Elimbah area.
“The centre will service the high volume of traffic heading north to the Sunshine Coast, as well as the large, currently under-serviced catchment of Caboolture North, in addition to established rural residential properties that extend to the north, south and west and surrounding workers,” Mr Parisi said.
“On average, 540 new homes to be built per annum until 2041, 60,000 cars passing daily and the centre’s main trade area will increase to 119,000 people by 2041.”
