Public housing, child care, sports hub, offices: Logan’s plan to build its way out of coronavirus

From public housing and office space to a child care facility and a massive sports hub, Logan is throwing off the coronavirus shackles with major construction projects in the pipeline. We look at some of the city’s projects.

FROM public housing and office space to a child care facility and a massive sports hub, Logan is throwing off the coronavirus shackles with nine major projects in the pipeline.

LOGAN’S SUBURBS OF OPPORTUNITY

YORK ST, BEENLEIGH OFFICE BUILDING

The largest project under way is a seven-story commercial building in York St, Beenleigh, which will provide the city with 4000sq m of office space, four small tenancies and some retail outlets.

The first sod was turned in May and already the first basement level has been excavated.

The project is creating 100 construction jobs over the next 18 months and is estimated to deliver more than $40million in returns when completed.

As part of the project, John Lane, which is one of the side roads, will be realigned and widened.

It will be Beenleigh’s first high-rise building in more than a decade with the project heralded as a lifeline for the local economy, which has taken a beating from the coronavirus.

Developer InvestLogan acting chief executive Anthony Jones said the project came at the right time to kickstart the Beenleigh economy.

TWO NDIS HOUSES IN MARSDEN

Housing in parts of Logan is at a premium especially for people with a disability - but that’s all about to change when InvestLogan, the investment arm of Logan council, takes on this groundbreaking project to build two, three-bedroom houses in Marsden.

The concept designs are now completed and documentation is with the certifier befiore it goes to tender in August with construction possibly starting as early as September.

Compass Housing, along with BlueCHP and InvestLogan, will deliver and manage and operate the project.

Plans are afoot for an integrated childcare and family GP clinic in Marsden on council land but negotiations with a childcare operator have been slow as government funding requirements are still being discussed.

MIXED BUSINESS UNITS IN BERRINBA

This project is at 180-186 Wayne Goss Drive, Berrinba and includes six “mixed business” units of about 200sq m to 250sqm, all providing office and showroom space, each with kitchenettes and warehouses. The units will be finished with high quality materials and each will be strata titled.

The council is in the final process of selling the last lots and said there was a slight delay in construction because of concerns about the coronavirus during the sales period.

However, Invest Logan’s Mr Jones said the council had this week started marketing the sites with construction due to be completed by the end of this year.

BERRINBA ON THE RISE

Council sold land at Bardon Rd, Berrinba which is now being developed. All the necessary approvals have been obtained for the construction of office and warehouse space which is under way. InvestLogan is not involved in this project.

Two projects, still under wraps, are earmarked to help kickstart business centres at Beenleigh and Logan Central in a bid to provide community infrastructure in both health and education.

The council recently bought land between Main and Kent Sts in Beenleigh originally to develop office space.

However, Mr Jones said that plan had been broadened with designs now considering short-term accommodation.

In Springwood, the council said it was looking for a tenant to fill a large commerical project it was developing.

SPORT AND COMMUNITY INFRASTRUCTURE

Construction has started on a state-of-the-art $14 million sports venue at Slacks Creek which will have the largest gymnasium in the southeast.

The $14 million Cronulla Park PCYC venue, which will have the largest gymnasium in the southeast, will be completed in April.

Logan PCYC will be relocated from its existing home in Logan Central when the facility is built in 2021.

The 4700sq m modern, single-level building will enable the PCYC to deliver a range of services and activities from their after-school care program through to martial arts.

PARK RIDGE ON THE RISE AS COMMERCIAL HUB

The council is also marketing land at Park Ridge for further sporting facilities.

Mayor Darren Power said he wanted to ensure the city had enough industrial land and would be ready to fill a void created after council’s Berrinba Wetlands industrial estate hit capacity.

He said there was appropriate land at North Maclean but it lacked necessary infrastructure and was relatively undeveloped and unprepared for the next wave of industrial estate building.

He called for more land at Park Ridge to be opened up while North Maclean sites were being developed.

MEADOWBROOK

The council is working closely with Griffith University to develop its health and education precinct at Meadowbrook. The state government is also launching a massive $460 million overhaul of the Logan Hospital in the area and has attracted the attention of four construction companies, with 1000 jobs to be created over the five-year project.

The Loganlea train station is also set to be upgraded when Cross River Rail goes through so that the station will be closer to the hospital front door.
