‘Perfect storm’ as Park Ridge and Logan Reserve hit top sales attracting buyers and investors
House sales in two Logan suburbs are experiencing the perfect storm with the region’s top sale price this year hitting $7.6 million, well above 2020 levels.

House sales in two Logan suburbs are experiencing the perfect storm with the top sale price in the region this year hitting $7.6 million, well above 2020 levels.
A property at 562 Chambers Flat Rd, Logan Reserve fetched the top price of $7.6 million, in March, months after 308 Park Ridge Rd sold for $6.6 million, in September last year.
Third place went to 198 Bumstead Rd, Park Ridge, which sold for $5.5 million in the same month.
Ray White real estate principal Avi Khan, based in Marsden, said Logan Reserve and Park Ridge were attracting both first-home buyers and investors.
“These suburbs have done really well because they have a lot of newer houses on smaller blocks which has made them very affordable,” he said.
“It’s the perfect storm because these suburbs are attracting young people who want brand new homes but also want low maintenance.
“But both suburbs are also attracting investors who also want low maintenance and a new feel.
“Houses in both suburbs rent very quickly.”
Acreage blocks in other parts of Logan were also in great demand following the Covid pandemic and were selling quickly for top-dollar prices, Mr Khan said.
“Where these blocks used to take 60 days to sell, we are now turning them around in two weeks.”
The top sale for Ray White this month was at 15 Fiennes Rd, Logan Reserve, which sold under the hammer for $665,000 with eight registered bidders who were all active.
Ray White Marsden agent Jett Jones said she was expecting four registered bidders, but eight turned up to the airy and modern home.
“An owner occupier ended up buying it,” she said.
“He and his family have just moved down from Darwin.
“Auctions are absolutely the way to go because you get a completely transparent process with it. I choose the auction method regardless of how the market is going,” Ms Jones said.
$5.5m: PARK RIDGE
The property at 198 Bumstead Road, was sold on 18 September 2021 by Adam Sun to Qingjun Wu in an off-market transaction.
$3m SPRINGWOOD
This property at 190 Dennis Rd was sold by Julie Webber to Keisha Strudwick for $3 million in October 2021.
The scheduled open home inspections and auction were cancelled after this unique property, on more than 10 acres of bush land, was snapped up for a record price during the height of the pandemic boom.
While interstate purchasers pushed up house prices, this one was purchased by a local real estate agent.
The estate has two separate homes. The main A-frame house has a pitched roof, while the other property is a cabin that could cater to extended family.
Expansive al fresco decking surrounds a tranquil pool with a Bali hut, and there’s also an eclectic entertaining space with bar and a pool table beneath a psychedelic painted galaxy ceiling.
The house previously sold in 2008 for $1.5m and had since been renovated.

The property is 4014sq m and has three houses on three separate titles.
It was marketed as “suitable for subdivision or for three families”.

This property at 118 Boxer Ave, Shailer Park sold for $2.05 million on Jan 29, 2021.
The vendor was Marius Cristian Tufis who sold to Elham Asadi through Phillip Harrigan and Harrigan Property Group.
