Dream homes topping buyers' searches

Extraordinary prices have been achieved for typically ordinary suburban homes across Brisbane, with figures revealing the jawdropping amounts some buyers are prepared to pay for their humble abode.

Data from public property records reveals the top home sale of all time in every Greater Brisbane suburb, from the most sought-after neighbourhoods to less prestigious postcodes.

Records have been smashed across the city over the past two years, with homes in some suburbs fetching prices unimaginable before the pandemic property boom — from a $4.1m deceased estate in Wishart and a $4.65m palatial mansion in Stretton to a basic brick home in Caboolture that fetched $1.375m for sheer land value.

In compiling this list, publicly recorded residential sales were used, excluding vacant land and properties purchased by developers for the sole purpose of redevelopment.

The criteria for the list was based on sales that had settled, so more recent higher sales may have been excluded.

THE WILDCARDS

Some of the most surprising top sales have been in Brisbane’s traditionally affordable, unassuming suburbs.

A six-bedroom, riverfront mansion with a deepwater pontoon sold for $2.67m in 2018 in none other than Bald Hills.

Further north, a waterfront home in Redcliffe fetched an impressive $4.3m in July this year. Formerly a nunnery, it has been transformed into the ultimate family residence.

A sprawling acreage property on 8137 sqm recently broke the residential record in Deception Bay when it sold for $1.4m.

Nearby, Caboolture has also seen incredible price growth since the pandemic, with a 9,169 sqm estate with three homes on it changing hands late last year for a record $1.975m.

On the southside, a palatial acreage mansion still holds the record for the most expensive home in Stretton at $4.65m.

Built in 2000, the home has seven bedrooms and a whopping nine bathrooms on a 4047 sqm block.

In nearby Wishart, 12km southeast of the CBD, a deceased estate comprising a basic, 1960s brick house on 3000 sqm of land fetched a whopping $4.12m this year.

A house on 1419 sqm in Alexandra Hills, in the Redlands shire, fetched $3m back in 2008 — and that price has not been beaten since.

The bayside suburb of Manly has grown in popularity in recent years, with prices also increasing, but the recent record-breaker sold for over $1m more than the previous highest home sale in the suburb, which was back in 2017.

The architecturally designed home on almost 800sq m in Valetta Street changed hands for $5.15m.

In Ipswich, the sale of a federation-style home in the Paradise Heights Estate set a new benchmark for Deebing Heights — breaking through the $1m mark for the first time.

In the Logan shire suburb of Springwood, a unique property on 4ha of bushland was snapped up by a local real estate agent for $3m.

Down the road in Park Ridge, a 3ha property with dual income potential sold offmarket for $5.5m.

CELEBRITY SUBURB STARS

From footy stars and politicians to tech whizzes and property players, the buyers and sellers behind Brisbane’s best homes are a diverse bunch.

The former home of ex Queensland Reds hooker Saia Fainga’a and his wife, Alicia, holds the suburb record in Cannon Hill.

The couple spent $1.9m building the contemporary house in Minnippi Estate in what was designed to be their forever home and outlast their three children.

Ever the investor, Fainga’a decided to take advantage of the rising property market and move on to his next project.

The home was designed to provide peace for adults and children alike, with bi-fold doors allowing the kids to go back and forth to the pool. “The kids obviously like picnics and food being passed in and outside,” Fainga’a told News Corp. “Then the adults can sit and relax while they’re not getting terrorised by the kids.” It fetched $2.57m at auction with 10 registered bidders.

Across the river in Chermside, former North Queensland Cowboys player Grant Rovelli lives in the suburb’s most expensive home.

He and wife, Lauren, paid $2.15m in February this year for a near-new, five-bedroom house with a pool.

Queensland health minister and Member for Redcliffe Yvette D’Ath sold her Clontarf home for the suburb record price of $1.505m last year.

Not a bad price for an absolute waterfront location with a private stretch of beach shared by only a handful of residences.

The five-bedroom, three-bathroom modern house in a quiet cul-de-sac street features water views from nearly every room, a golf course as a neighbour, and direct access to the water for kayaking or fishing any time of the day.

And a home dubbed the ‘James Bond House’’ for its sleek lines and sexy features sold to supercar driver Liam Talbot and his TV personality wife, Charli Robinson, for $5.1m in 2019.

Despite not coming with the fast cars and lethal weapons characteristic of a 007 flick, it does have two secret staircases and a massive garage that can ­accommodate up to 22 cars.

AMAZING HOMES

Some of the best homes come with mind-blowing custom features.

In Calamvale, the top home sale is a 4,014 sqm estate with its own golf sand bunker and putting green.

The five-bedroom property also has a self-contained, two-bedroom granny flat, an outdoor entertaining area, a saltwater pool, two pergolas, and a cinema room.

Over in Capalaba, an almost 5ha country estate is so big the caretaker’s house has its own acreage around it.

The home has more than 1200 sqm of living space, and that’s not including the outdoor cooking area with a twin teppanyaki bar, a built-in rotisserie, a heated 12.5m indoor swimming pool, a spa and a sauna.

It changed hands in May this year, with the Gold Coast buyer also picking up a home in Sovereign Islands on the Gold Coast for $4.21m two months earlier, and selling mining billionaire Clive Palmer a waterfront site in Sovereign Islands the previous year.

In Hamilton, a six-bedroom trophy home sold with a squash court, along with a billiards room, a wine cellar, a cinema, and a pool.

And in Stafford, a home at 94 Minimine Street comes with an AMF-standard, two lane bowling alley in a dedicated fun zone that also boasts a full bar, a Gold Class cinema, and a pinball arcade.

THE MONEY MAKERS

Not surprisingly, the highest sales were predominantly in suburbs with the highest median prices in Greater Brisbane.

A historic home at 14 Sutherland Ave, Ascot, set a new benchmark for the affluent suburb when it sold in 2020 for $13.14m to developer Troy Daffy and his wife, Caroline.

A riverfront residence in Bulimba broke the Brisbane auction record at the time when it sold under the hammer in 2019 for $8.4m.

Another riverfront home in Chelmer fetched $8.8m last year. The six-bedroom Hamptons-style property sits on 2139sqm and features a tennis court and a pool.

It was formerly owned by Brisbane entrepreneur Will Brice, who is the son of Wotif co-founder Andrew Brice.

The biggest sale in Fig Tree Pocket was set by a Shaun Lockyer-designed riverfront home that sold for $9m in May this year.

And the record for Hawthorne’s biggest home sale has not been broken since 2014 when a riverfront property in Aaron Ave was bought for $14m by none other than Australia’s richest person, Gina Rinehart.

Ms Rinehart followed that deal with a further $4.5m purchase of the neighbouring block of land in 2017.
