A three bedroom, two bathroom apartment at 3/73 Sixth Avenue, Maroochydore sold under the hammer for $1.1 million, up almost fifty per cent since it sold in 2014 for $570,000.
The auction opened with a bid of $900,000.
30 keen eyed locals gathered, with four active bidders.

Property agent Liam Sarich from Ray White Maroochydore said the nearest sale in the building was $950,000 a year ago. A $150,000 surge.
“There’re a lot of sellers right there, so if you are a seller, it’s a really great time to get engaged and capitalise on that,” Mr Sarich said.
“What we’re seeing is quite low stock in the market and a lot of buyers, so the buyers are being forced into situations where they’re paying maybe a little more.”

A four-bedroom, two-bathroom home at 49 Akers Road, Lawnton has sold under the hammer for $890,000 with an opening bid of $750,000.
The home is positioned on 1,425sq m.
Three bidders registered to take part in the auction.
Property agent Mario Rossi from Image Property, Brisbane Northside said the property had a fairly good campaign.

"The only complication this one had was we have a lease in place till December," Mr Rossi said.
"We had some interest post auction there would be further offers on the table if we can remove the tenant before December.
"The property market has lots of activity at the moment. We have lots of active buyers who feel comfort in moving forward in this market. I would say the market now is stronger than it was mid to late last year now that interest rates have levelled."

Couple buys Buderim renovator for $872,000

A couple has purchased a three-bedroom, one-bathroom home at 3 Alfriston Drive, Buderim at $872,000 after a fierce competition between three bidders.
Set on 1000sq m, property agent Will Van den Dungen from Ray White Kawana said the house is perfect for renovations.

“The property is quite old and original and is going to be an exciting base for the new local couple to renovate,” he said.
“I had 100 people through the property so unfortunately there’s still (an) overweight demand than the supply we’ve currently got.”

A four-bedroom house at 23 Sternlight Street, Noosa Waters has passed in at its opening bid.
Property agent Grant Hoffman from Hangloosa Property Noosa said there were around 20 to 25 bidders at the auction.

“We started around (an opening bid) of $3m at the auction, and no one put their hands up, but we had a lot of people there,” he said.
"We’ll still be discussing with the seller at this point in time exactly what price would be put on, but by Monday, you’ll see a price put on the property.”

Morningside townhouse sells for $885,000 amid strong start to year

A three-bedroom, two-bathroom townhouse at 6/24 Rogoona Street, Morningside has been sold under the hammer at $885,000.
The property was sold by Dion Tolley from Place Bulimba, around 18 per cent higher than the market median.

Mr Tolley has enjoyed a string of townhouse success this week after selling another three-bedroom townhouse at 4/18 Berge Street, Mount Gravatt for $875,000 on Monday, prior to the scheduled auction.
The Mount Gravatt campaign saw 47 groups, 11 offers, sold cash unconditional, scoring 20% higher than other comparable sales
“The first open home of both properties had 60 groups, which was quite surprising, so across the campaigns we probably had in excess of 100 people over a three week period,” Mr Tolley said.

Mr Tolley explained that townhouses are attracting a huge range of buyers from first home buyers, second home purchasers, locals who would like to downsize and investors.

“When you've got four demographics of people all competing for the same property, you're always going to have an increase of open home attendees, multiple registrations, and auctions or multiple offers on the table,” he said.

Benowa home sells under the hammer for $1.045m

A four-bedroom, two-bathroom home at 136 Bamboo Avenue, Benowa was sold under the hammer for $1.045m with an opening bid of $800,000.
There were six active bidders at the auction with two bidders battling it out at the end of the auction.
Property agent Tim Grevell from Ray White Benowa said the auction was very competitive and the property market was looking strong for the year ahead.

“The auction went really well with a young family moving from Perth buying the property,” Mr Grevell said.
“There have been some stellar auctions this weekend with our Ray White Event on the Gold Coast.
“The property market in 2024 looks very strong with properties like this getting sold at a great price.”

A four-bedroom, four-bathroom prestige home at 287J Kenmore Road, Fig Tree Pocket has passed in the auction at $4.5m with an opening bid of $3.7m.
There were three registered bidders, with 70 people at the auction.
Property agent Jason Adcock from Adcock Prestige Queensland said the owners were not satisfied with the offers and the Brisbane property market should be looking better in next 12 months.

“The offers were good but not good enough to satisfy the owner, hence it was passed in,” Mr Adcock said.
“In regards to the Brisbane property market, we will be looking at a median price rise by 7-8 per cent, as it was 13.2 per cent from Jan 2023 to Jan 2024.”
“There is a lot of response from a lot of overseas buyers and interstate migrators in the properties around.”
“Brisbane will probably do fairly well in the next 12 months in comparison to other cities like Melbourne and Sydney.”

“The auction was passed on because the owner is looking at an offer near $1.9m,” Mr McNamara said.
“The auction was going in a strong direction but was not successful in the end with the last bid at $1.7m.”
