We’re starting the day in Brisbane’s leafy western suburbs with Dalveen, a partially renovated home being offered to market for the first time since it was built in the 1930s. Look for an updated kitchen, laundry, and designer floor and wall treatments. Ashgrove home values remain 16.8 per cent ahead of where they were a year ago, and homes are staying on the market for a median of 25 days before selling which is exactly how long this home has been for sale. Bardon is just south of Ashgrove in Brisbane’s west and home values here are a strong 33.7 per cent higher than they were a year ago despite dropping by 10.3 per cent in the three months to the end of June. Homes are staying on the market a little longer this year with a median of 33 days before a property sells and this home has had a three-and-a-half week campaign. It has a covered walkway to the front door with a kitchenette, two bedrooms and a living area on this level. Upstairs has the master bedroom and a second bedroom along with the main kitchen and living areas. Outside has a covered terrace and an in-ground swimming pool. Completing our tour of the west is a trip to The Gap at the foothill of Mt Coot-Tha where this two-storey home is coming to market for the first time in almost 40 years. It’s on a battle axe block and has seven neighbours, but with everyone’s bushland backyards facing the property it makes for a private sanctuary. The Gap is still seeing house values that are 30.1 per cent above where they were a year ago despite a 4.1 per cent drop in the past three months. We’re crossing the river to Brisbane’s east for the auction of this entry level home that last sold in 2017 for $690,000. Home values have increased by 69.4 per cent in the five years since, with almost half of that growth (33.1 per cent) in the past 12 months. There are quality timber floors hiding underneath carpets and plenty to keep renovators happy but the house is also ready to be lived in now. It has an airy sunroom, an open plan living and dining room, picture rails and a dine-in kitchen with a breakfast bar. Agents: Shane Hicks and Antonio Puopolo, Place Bulimba; Auctioneer: Sam Kelso

A prestige pocket in the outer southern suburb of Kuraby sees this grand five-bedroom home return to market after four years. The house is around 20km from the CBD and is one street away from the local state school. It is packed with modern features including commercial grade windows, frameless glass balustrades and shower screens, designer tapware, porcelain tiles and high ceilings. Kuraby home values have grown by 24 per cent in a year despite falling by 5.3 per cent over the past three months. Agent: Happy Helen, Happy Real Estate International – Springwood; Auctioneer: David Holmes

We’re returning to Camp Hill where a lot has changed on Wyena St in 30 years but not this post-war home that even has its original pink kitchen. The opportunity is there to renovate or demolish and build new but investors may also see value in renting out the house as there are currently only 20 rental homes on the market in Camp Hill.

Two suburbs north of Camp Hill is Cannon Hill, where a recent renovation sees this 1930s Queenslander slip into the modern era, complete with keyless entry, security cameras and new skylights. The home last sold just before the pandemic began, in January 2020 and now also features a water slide and pool with a shallow kids end and multi-coloured lights. Cannon Hill home values have risen by 33.1 per cent in a year.
