At least 40 buyer groups have inspected this home during an auction campaign that was extended by a week due to a clash with the Labour Day long weekend.

Place selling agent Eliza Schultz says young couples, first-home buyers, Sydney investors, and second-home buyers moving out of a townhouse or apartment are expected at the auction which will be held at the front of the home or on the large back deck if it’s raining.

“This is a well-kept character home,” Ms Schultz says. “It’s been painted and has polished floorboards. The owners closed in the veranda around the side, renovated the kitchen in keeping with the character of the home, and put on a deck.”

Young couples and investors are interested in this house which has been an investment property for the current owners since 2017.

“They actually bought it from me and we managed the property for them and now I am selling it again. It’s the trifecta,” selling agent Byrony O’Neill says.

The house has been refreshed for sale with interiors painted, a new stove and rangehood added, and herbs planted in the backyard.

Ms O’Neill says the first interest rate rise in 11 years is causing some buyers to pare back what they are prepared to spend on a house in the hope that sellers will also readjust their reserve prices.

“Interest in this home is all from local buyers, all within the inner east of Brisbane,” Torres Property’s Will Torres says.

The most popular property heading to auction this week is this Seven Hills home that ticks the boxes for young families, executive couples and downsizers.

“This is going to be a cracker of an auction,” Place Bulimba selling agent Shane Hicks says.

“It’s a very well presented, thoughtfully renovated family home which is ideal for young families.

“It actually doesn’t suit people with older kids because the bedrooms are close together.”

After two weeks on the market, 10 open homes, and 90 inspections, Ray White Holland Park’s Sim Gill is expecting a large buyer turnout for this auction, with at least six pre-registered bidders.

“It’s been pretty aggressive,” he says.

“There’s been a cooling off in the market but the buyers are still out there. You have to work the listing a bit harder, putting in a bit more work and giving buyers more opportunity to view the home.”

Ray White sold nearby 22 Mar St in December for $1.2m which is the current street record.

“The main selling point here is the land, 680sq m of flat, usable land and a really tidy house,” Mr Gill says.

There’s an expat investor from Hong Kong who’s hoping this property passes in at auction so they can snap it up straight afterwards.

“There’s a few investors interested actually, about 25 per cent of the interest and most are local,” Place Woolloongabba selling agent Jess Roser says.

Thirty groups have inspected the home during the short two-week campaign.

The sellers have lived here for six years and completed a ‘neat and tidy’ renovation over that time, to include a rear deck.

A work transfer to Tasmania has them selling the house and they were in Tasmania this week looking for a rental.
