Brisbane heads to auction with a 66 per cent clearance rate from last week and the median house price gained at auction is the second highest in the country at $1.2m.
SOLD FOR $2.39m – 85 Grenfell St, Mount Gravatt East
– 5 Bed / 4 Bath / 4 Car on 607sq m
Almost 100 people have inspected this four-year-old house in the past month and not just because selling agent Sim Gill has been holding five open homes a week.
“There aren’t many homes like this in the area and the cost of construction is now very high. So to replicate this home would be expensive,” selling agent Sim Gill says.
“The owners built it for themselves and lived on the ground level while their children and grandchildren lived above but for the last two years it’s been just them so it’s almost a brand new house.”
The house has 600sq m of under roof space with a complete home on each level, including open-plan living and kitchen areas, and outdoor kitchens.
The sellers have received at least four written offers prior to Saturday’s auction.
“Definitely rates have been brought up by buyers, as a tactic to get it at a lower price perhaps, but I think get in while the rates are still low and fix for three years. Brisbane is a bit isolated compared to Melbourne and Sydney who are going to see a correction but we have the Olympics and Queens Wharf and Cross River Rail and all this infrastructure. I think the Brisbane market might plateau out for a few years but as we get closer to the Olympics it is going to pick up again.”

NOT SOLD – 28 Tarragindi Rd, Tarragindi – 2 Bed / 1 Bath / 1 Car on 810sq m
Young families, growing families, renovators and investors are all keen to take part in Saturday’s auction of this elevated character home on a double block. The house has side access, with a large storage area, workshop and garage downstairs. It also has aluminium insulated cladding so no paint is required. Agents: Denis Najzar and Lily Johnson, Place Woolloongabba; Auctioneer: Peter Burgin
2PM – Harcourts auction event at the Harcourts Ascot office, 8/31 Alexandra Rd, Ascot – Christian Hamilton
Lot 1: 37 Chaseley St, Nudgee Beach – 4 Bed / 2 Bath / 2 Car on 560sq m
It’s been almost two years since anyone has had the opportunity to buy on Chaseley St at Nudgee Beach and while the sellers are sad to be leaving there are at least three buyers who see this as an opportunity to move into a lifestyle suburb that is close to the city and near the beach, with a country neighbourhood feel.
“Everyone gets along and the locals will tell you if you walk down the street it will take an hour because you’ll be stopping to talk to people along the way,” selling agent Tim Hunt says.
Agent: Tim Hunt, Harcourts Nundah; Auctioneer: Christian Hamilton
Lot 2: 25A Lydia St, Kalinga – 3 Bed / 1 Bath / 2 Car on 405sq m
Move in now and put a back deck on when you’re ready. That’s the word from selling agents who have fielded enquiry on this neat and tidy house that was the seller’s family home before it became an investment property. It’s close to Melrose Park and has a renovated kitchen and bathroom
Agent: Chrissy Arkinstall, Harcourts Clayfield; Auctioneer: Christian Hamilton
3PM – 3/52 Cadell St, Auchenflower – 2 Bed / 2 Bath / 1 Car
First-home buyers and parents wanting to buy a home for their uni student children are in the mix for this apartment that has the city, the Wesley Hospital, and Brisbane Boys College close by.
“So you could say it’s an investment for some buyers because they'll be renting it out to their kids,” selling agent Joanna Gianniotis says.
The apartment has been lived in by the sellers and has been freshened ahead of the auction.
Agents: Joanna Gianniotis and Gali Head, Place Bulimba; Auctioneer: Sam Kelso
4PM – 11/122 Macquarie St, St Lucia – 2 Bed / 2 Bath / 1 Car
This third-floor, two-bedroom apartment is attracting retired couples, including people who live on the coast and are looking for a Brisbane base. The apartment is part of St Lucia’s Riverlea complex which has a communal riverside pool and barbecue facilities. The current owners used to live here but the property has been an investment for some time.
Agent: Nathan Spencer, Place Graceville; Auctioneer: Peter Burgin
