The Brisbane property market is seeing a surge in buyer interest and Brisbane’s auction clearance rate climbed above 50 per cent last week with larger crowds and as many as 18 bidders on individual homes.
9am: 44 Hall St, Alderley
4 Bed / 3 Bath / 2 Car
A raised and extended Queenslander with a tradie’s dream double bay shed, all on a large 810sq m block. This home last sold in 2005 for $575,000.
Auction result: Passed in with a vendor bid of $1.4m.
10am: 90 Virginia Ave, Hawthorne
4 Bed / 4 Bath / 2 Car on 1619sq m
Hot on the heels of selling his Noosa home for a near record price, Hancock Prospecting’s Daniel Wade has listed his waterfront home at Hawthorne and it heads to auction today.
The ‘Californian bungalow-style’ residence is on a street renowned as one of the suburb’s most sought-after.
The immaculately presented house has three levels that all enjoy panoramic views of the city, and is set among 1619sq m of manicured gardens culminating in 23.8m of river frontage.
Mr Wade bought the property in August 2020 for $9.9m.
Auction result: Passed in with a buyer bid of $10.4m.

Designed and built by Begbie Bentham, this dual-level modern home on 495sq m has an in-ground heated swimming pool, tropical gardens and a grassed rear yard. It last sold in 2005 for $1.215m.
Auction result: Passed in at $1.775m.
11.30am: 3 Debenham St, Sunnybank Hills

Coming to market for the first time is this original condition bungalow that can be restored, renovated, expanded or rebuilt on its desirable 591sq m block. Debenham St is full of these gems, with nothing selling in this location for more than 20 years.
Auction result: Sold under the hammer for $715,000 to a young couple who work in Queensland and interstate.
“This is a deceased estate but the sellers were shocked with the price,” Ray White Sunnybank Hills agent Jonas Leong said. “It was a fair bit more than they anticipated and the winning bidder was a fresh buyer who had never seen the property until today.”
Four bidders took the property to auction and all engaged with the auctioneer.

This property backs on to the St Lucia Golf Course and is a versatile family home that offers a great lifestyle and position. Auction result: Passed in. No bidders. Now working with conditional interest.
12.30pm: 30 Sunflower Cres, Calamvale

The last time this home went on the market, it sold in 26 days. Eight years later it returns to auction after 17 days, offering a level and easy to maintain 475sq m block and a house that should attract families and investors. In 2015, this house cost $553,000.
Auction result: Sold under the hammer for $832,000 with 10 registered bidders (six active).
“Around this sort of price point the buyers are very active,” Ray White Sunnybank Hills agent John Heng says. “The buyers sold their own home when the boom was on in the middle of last year and have been living with family. They got a good price and sold high so they have been holding back and the price is now a little bit adjusted and they have bought this house to be close to family members.”

Auction result: Sold under the hammer for $925,000 with more than 10 registered bidders. The buyers were looking for a home to move into, the sellers are making a lifestyle move.
2pm: 67 Grenfell St, Mount Gravatt East

A charming post-war Queenslander on 622sq m with elevated views, a private outdoor entertaining area and a lush, large backyard. This property last sold in 2018 for $687,500.
Auction result: Passed in. No bidders. Now negotiating with conditional buyers.
3pm: 8 Pedley St, Wavell Heights
5 Bed / 3 Bath / 2 Car
A brand new Wavell Heights home now sits on this 607sq m block that was bought for land in 2020 for $560,000. Its land value is now $580,000 so it will be interesting to see how much this new build is worth today.
Auction result: The home sells under the hammer for $1.72m with one active bidder negotiating with agents during the auction.
