SOLD FOR $1.775m – 18 Susan St, Red Hill
4 Bed / 3 Bath / 2 Car
This gorgeous pre-war cottage has a secret that’s only visible once you step inside. International architect firm Guymer Bailey has given the lower level a Mediterranean feel with indoor and outdoor spaces that meld together and a second kitchen for entertaining around the covered patio and pool area.
This house last sold in 2013 at a time when house prices in the inner-western suburb were actually going backwards. Last year, the median house price in Red Hill jumped by 35.9 per cent, edging closer to $1.5m. Agent: Caroline Brown, Caroline Brown Property Paddington; Auctioneer: Justin Nickerson
SOLD FOR $1.96M – 70 Bonneville St, Holland Park West
3 Bed / 3 Bath / 2 Car
Homes in Holland Park West have experienced 32.8 per cent growth and are now comfortably above a $1m median.
This 1960s home, on an elevated 736sq m block southeast of the CBD, has city and mountain views, a chic kitchen with stone benchtops and a magnesium pool with landscaped gardens. Agent: Mark Diamond, Atlas Brisbane; Auctioneer: Justin Nickerson
SOLD FOR $1.35M – 26 Hagman St, Stafford Heights
4 Bed / 3 Bath / 2 Car
On the market for the first time since it was built 34 years ago is this architecturally designed home in Brisbane’s north on a 984sq m corner block.
There are bedrooms on both levels, with a rumpus and office downstairs and main kitchen and living areas upstairs. Despite house price growth of 37.7 per cent last year, Stafford Heights is still undervalued, considering its proximity to the city, and its sub-$1m median house price will not last the year. We should see some healthy competition for this property on Saturday. Agent: Simon Brigden, LJ Hooker Stafford; Auctioneer: Justin Nickerson
SOLD FOR $1.58M – 47 Harte St, Chelmer
4 Bed / 2 Bath / 2 Car
This auction will give market watchers a clear indication of how Chelmer property prices have changed since the start of the pandemic as it last sold in April 2020 for just over $1m.
The architecturally designed home, southwest of Brisbane, makes the most of a narrow 468sq m block close to the river, and has bedrooms upstairs and living areas at both ends of the ground floor. The front lounge leads out to the in-ground swimming pool while the rear media room has a deck and stairs to the flat grassed backyard. The house was built in 2007 and is returning to the market after almost two years, giving the vendors a clear indication of how the property market has changed since the pandemic began. Agent: Peter May, Place Graceville; Auctioneer: Peter Burgin
SOLD FOR $1.161M – 27 Condong St, Mansfield
3 Bed / 1 Bath / 2 Car
Another suburb with median house prices still under $1m is Mansfield in Brisbane’s south where this tastefully updated home on 544sq m is returning to the market after seven years.
Mansfield’s median house price increased by 32.9 per cent in 2021 to $971,981. Agent Darren Bonehill, Place Coorparoo; Auctioneer: Peter Burgin
SOLD FOR $2.06M – 58 Phalerum Ave, Seven Hills
5 Bed / 3 Bath / 2 Car
Returning to the market after just over a year is this tri-level family entertainer on 408sq m that was the top house sale of 2020 for the inner-eastern suburb.
Open plan living areas are on the top level, the master bedroom and garage are in the middle and the ground floor has more bedrooms, a retreat and access to the front deck and pool area. Seven Hills house prices increased by 31.5 per cent to $1.34m. Agent: Dylan Dunn, Place Kangaroo Point; Auctioneer: Peter Burgin
SOLD FOR $1.075M – 18 Waldman Place, Kuraby
4 Bed / 2 Bath / 2 Car
The outer southern suburb of Kuraby has also seen significant house price growth in the past 12 months, with the median price of a home now $953,368 after increasing by 30.1 per cent last year.
First-home buyers and families are expected at the auction of this lowset home on 630sq m which last sold seven years ago for less than $700,000. Agent: Happy Helen Real Estate International; Auctioneer: David Holmes
NOT SOLD – 5 Glenniven Street, Murarrie
3 Bed / 1 Bath / 2 Car
This is the third property in our auction livestream that is returning to the market after seven years in a suburb with a sub-$1m median house price.
The highset home in a quiet cul-de-sac on 651sq m has been recently upgraded with fresh landscaping and refurbished interiors, including new carpets and painted walls. Murarrie in Brisbane’s east has seen its median house price grow by 32.3 per cent to $932,064 in the past 12 months. Agent: Will Torres, Torres Property Coorparoo; Auctioneer: David Holmes
SOLD FOR $1.485m – 20 Casuarina Place, Mt Gravatt East
5 Bed / 2 Bath / 3 Car
This large family home is in the prized Cavendish Park Estate just 8km south of Brisbane home and it’s on the market for the first time in 24 years.
The median house price here has risen by 33.3 per cent in a year to $982,964. Agent: Danny Atweh, TEAM Estate Agents; Auctioneer: Justin Nickerson
