SOLD FOR $1.245M – 182 Hawthorne Rd, Hawthorne
3 Bed / 2 Bath / 2 Car on 465sq m
We’re starting to day near the river in Brisbane’s east where this character home is returning to market after six years. Downstairs has the garage, rumpus, laundry, storage and a separate bathroom. Upstairs is divided in half between living areas and bedrooms. A rear deck overlooks a private level backyard which is surrounded by mature trees.

SOLD FOR $898,500 – 132 Stanley Rd, Camp Hill
3 Bed / 1 Bath / 1 Car on 607sq m
We’ve seen some stunning homes sell in Camp Hill lately, but this property and another that goes under the hammer at 11am, are entry level offerings that will reveal the minimum budget needed to buy into this inner-city pocket less than 6km from the CBD. This post-war home with external stairs to the ground floor laundry will be popular with first-home buyers, builders and renovators. It’s on a busy road which is only going to get busier but recent street sales of $1.2m and above show that even a main street address is not holding Camp Hill sales back. The median house price in this suburb is $1.2m according to realestate.com.au data.

PASSED IN AT $1.3M – 56 Lynne Grove Avenue, Corinda
4 Bed / 3 Bath / 2 Car on 614sq m
A modern family entertainer is next, in Brisbane’s southwest, with separate living and sleeping quarters downstairs and the master bedroom and main living and dining areas upstairs, with a deck overlooking the in-ground swimming pool. The train station is close, and so is the Corinda Golf Course. This home would suit families with older children or buyers looking to entertain with room for guests to stay over.

SOLD FOR $1.31M – 8 Parooba Ave, Camp Hill
3 Bed / 1 Bath / 2 Car on 607sq m
Back to part two of entry level buying in Camp Hill. The difference with this property is in its location, on the border with Norman Park and the fact that it’s a pre-war home so it can’t be demolished. Selling agent Stuart McRae says all the bidders expected have grand designs to turn it into a multimillion-dollar masterpiece and there are no first-home buyers looking to bid at this stage.

NOON – 16 Honeysuckle Way, Calamvale
7 Bed / 3 Bath / 4 Car on 1385sq m
With council permission, this large homesite can be subdivided into 300sq m parcels, and looking at recent sales in this southern Brisbane suburb, townhomes on much less land are fetching between $350,00-$530,000, so expect developers in the mix at this auction. But the home is a sprawling seven-bedder with an in-ground pool so families will be raising their paddles to bid as well.

SOLD FOR $1.015M –33 Asquith St, Morningside
3 Bed / 2 Bath / 2 Car on 405sq m
Closer to Brisbane city again and Morningside in Brisbane’s east has this charming home that has been created for families with a shaded deck, good sized alfresco area, and a level backyard. This could be a heartfelt auction, with the home close to quality schools and eateries. The median house price in this suburb has just passed $1m.

Brisbane’s north is also expecting property to be hotly contested at auction, starting with this three-year-old contemporary home which is located walking distance to the thriving Blackwood Street Cafe precinct. Bedrooms are upstairs with the main living areas and a media room on the ground floor. Outdoor entertaining around the in-ground pool will be a summer staple for whoever buys this property. 3 Bed / 1 Bath / 2 Car on 810sq m
Further north and the principal of Virginia State High School is believed to have built this home in 1927 and it’s had three owners in the nearly 100 years since. The house, close to the northern arterial of Sandgate Rd, is a study in geometric design with arched, square, and round leadlight windows, scalloped balcony detailing and the straight lines of a 17.5m in-ground lap pool. A three-bedroom house in Virginia has a median value of almost $750,000 according to realestate.com.au data.

Nearly 30km south of Brisbane is this solid brick home that was built almost 20 years ago and is coming to the market for the first time. There is a covered patio, and a neat backyard, with parks and playgrounds in the neighbourhood to extend the outdoor entertainment options for young families. We’re moving out to Brisbane’s bayside next to catch a cooling afternoon breeze at a charming 1970s home that’s a 500m walk to the waterfront. The house is set back from the road and has generous grounds around it, and is move-in ready. A three-bedroom house at Wynnum has a median value of around $750,000.

UNDER NEGOTIATION – 37 Debussy Place, Mount Ommaney
5 Bed / 4 Bath / 3 Car on 1121sq m
We’re wrapping up the day in Brisbane’s west with an executive house built in 2000, on a large, landscaped estate. This part of town, with its views from the Darling Downs to Brisbane City, is considered a lifestyle destination. It will be interesting to see whether the buyers and sellers can agree on a common price point for such a lifestyle.
