A Queensland horse trainer's house is currently leading earnings' stakes in her stable of investments - after breaking a suburb record at auction Saturday and making more in two years than a popular racehorse.

Around 40 properties will go under the hammer in Greater Brisbane this weekend as selling picks up again following last weekend’s virtual shutdown over the Easter break.

The first two homes open for inspection as early as 7.30am Saturday before being auctioned off at 8am, but one has already sold with vendors accepting an offer made Friday evening. The final auction of the day will go off at 4pm – a townhouse in Northgate.

A university suburb two bedroom duplex unit attracted 11 bidders when it went under the hammer Saturday, amid the tightest market for student accommodation in Brisbane's history.

The two bed, one bath, one car space is part of a duplex at 2/55 Morley Street, Toowong, with lead agent Reuben Packer-Hill seeing it sell at auction for $595,000.

The duplex was in the hands of the Public Trustee with proceeds going to RSPCA.

Auctioneer Haesley Cush saw six of the 11 registered bidders active during the auction, which drew a huge crowd of first home buyers, downsizers and neighbours.

“Brisbane is starting to feel like Sydney where we sometimes go flat for a few weeks, then whoosh," Mr Cush said. "I think we are shaping up for a good winter".

“I feel like we are continuing to see strong interest in units and in the belly of the market, around $1.3m. So many people are realising what great value Brisbane is compared to interstate. In places like Kelvin Grove and Herston you can get a great house with a pool, and so close to the city. Where else can you get a freestanding house with the lot like that?”


Horse trainer's Hendra home breaks record, beats horse earnings

The owner of racehorse Uncommon James has sold her Hendra family home at auction, hitting a new suburb record price for the property.

Caitlin Lavin's Hamptons inspired home – bought for $3.65m in January 2021 – has blitzed the previous residential record by $500,000 for Hendra, after selling for $5m under the hammer.

Ms Lavin – who runs Noosa-based Lavin Park Racing & Breeding – inherited her equestrian love from horse breeder father Peter with her husband Mathew Hoysted also a horse trainer.

The couple's Hendra home is currently leading the earnings stakes in their stable of investments – making more in two years – a $1.35m gain – than their racehorse Uncommon James has made so far in its career – currently sitting at $830,000 according to public data.

The six bedroom, six bathroom, four car space house sits on one of the largest residential blocks in the area – a 1,012sq m site, a major drawcard apart from the stunning home according to Place Ascot agent Jill Wright, who took the property to auction with colleague Patrick McKinnon.

"This is the highest sale in Hendra," said Ms Wright, who also held the previous suburb record set at $4.5m for 20 Pring Street at the height of the market in 2021.

"I feel like that's a pivotal point," she said. "We've seen a lot of doom and gloom and yet in this market we achieved this. For key properties the market's not slowing down."

Seven bidders registered for the auction of the property, most of whom were local families.

"Throughout the campaign we would have had 86 inspections, all locals looking to upsize," Ms Wright said. "The land component was good."

The home has multiple living and entertaining areas, a double-glazed glass-encased wine room, multiple ovens, dishwashers, fridges and appliances in the ILVE kitchen, an infinity pool with Bisazza mosaic tiling, and even the convenience of a laundry chute.

Eleven bidders registered for the auction of a five bedroom full ground floor apartment in the exclusive One Macquarie development in Brisbane's most expensive suburb, Teneriffe.

Ray White New Farm agent Matt Lancashire, who took the property to auction with colleague Pat Goldsworthy in front of a crowd of 127 people, said the home had over 100 inspections.

"We’ve had enquiries from interstate, Sydney, Melbourne in particular, overseas – Hong Kong, London and all through Asia, so it’s been a really good result to have over 11 registered bidders."

The winning couple – who did not want to be named – were among those who did not hesitate to lift their offer as auctioneer Haesley Cush went back and forth across the crowd.

The couple had previously lived in the suburb and were thrilled to seal the deal, saying it was their chance to get back into an area they loved.

“We always intended to find our way back here. We’ve got dogs so we were keen to find a ground floor. We’ve lived here before and we know the value of the whole lifestyle package.”

Mr Lancashire described the entire ground level residence as being designed across 560sq m with exclusive use of lawns and gardens.

One Macquarie's resort-style facilities for residents include two pools, a gym, meeting room, concierge, and a private marina with berth rental opportunities.

Massive 16 bidders fight over Calamvale home

A five bedroom home on a 715sq m block in Calamvale has had the biggest bidder numbers of the day so far in Brisbane, with 16 people fighting over it at auction.

The three bathroom, triple garage home at 7 Fallon Court was listed by Place Sunnybank agents Gonnie Nahar and Sean Johansson as "family-friendly living offering grandeur and elegance".

Mr Nahar's assistant Skye Nutley said there was strong excitement this morning when 16 separate parties registered to bid on the home, with solid interest from mostly Brisbane families.

"We've had a lot of interest this morning. It was very good. Bidding started at $1m, and buyers stopped at $1.4m. Four people were fighting over it so that made it very interesting. A family of four won it in the end."

Mr Nahar had expected the home to appeal to "growing families" given its five bedroom-three bathroom floor plan and multiple living areas.

The home also has a saltwater pool, ducted air-conditioning, a security system and Crimsafe screens, solar system, solar hot water and is close to Calamvale Community College and Calamvale Marketplace.

Same builder, same layout, same street, same price, nine months apart

An astounding result in Carina Heights where two identical homes built by the same builder to the same design on the same street have nabbed the exact same result months apart.

The home – taken to market by Tony O'Doherty of Belle Property Bulimba – sold under the hammer for $1.9m, the same result its twin got nine months ago – with about the same number of interest rate rises in between them.

There were four registered bidders all of whom were active after bidding started quite high at $1.7m.

"It's interesting because the house next door was built by the same developer, same design and sold probably nine months ago for the same money," Mr O'Doherty said.

"So the same product, same builder, same floor plan sold for the exact same money. In that case study the market hasn't gone back a dollar. It's my belief that new product is selling for as high as it's ever sold for."

Market "feeling positive again" as home sells prior to auction

The first weekend auction after the long Easter weekend break was finished before it even started, after the sellers decided to accept an offer made Friday evening for their property.

The large family home at 43 Marsh Street, Cannon Hill, sits on an 810sq m block with a six bedroom, three bathroom, double garage home on it.

Agent Meagan Muir of Place Bulimba, said over 50 parties went through the home through the campaign with a couple of offers, with the sellers deciding to act on Friday.

"They got a pre-auction offer Friday and decided to take it. It was probably the timing and they said let's do it."

"It kind of all just worked out and we made the decision last night that we would take it prior."

"It was good interest, big Queenslander and an amazing street with pool."

Ms Muir said the buyers looking were mainly upsizers in the local area and families looking to move their kids for school, but there was some interstate interest too.

"I had five offers across properties yesterday and that's high at the moment. It's feeling like sentiment in the market is feeling positive again which is great."

The price the vendors accepted has not been revealed as yet.
