16 Walker Ave, Morningside
A three-bedroom, two-bathroom home at 16 Walker Ave, Morningside sold for $845,000. Two bidders registered for their opportunity at a slice of Brisbane's property market, with the opening bid starting at $800,000. This post-war home presents a great opportunity to renovate or knockdown and rebuild. According to PropTrack the median house price from May 2022 to April 2023 is $1.2m, which is a 2.2% increase over the last 12 months.
1 Deagon St, Sandgate
A three-bedroom, two-bathroom home at 1 Deagon St, Sandgate, with an historic charm, has sold under the hammer for $735,000. Property agent Catherine White from Harcourts Pinnacle said the auction only had one registered bidder and the owners negotiated a price with them. "The new buyers are Brisbane locals from Zillmere", Ms White said. "All of my properties are selling, I've run nine auctions this year and only not sold one, which I ended up selling a week later".
"I think the market is quite positive at the moment because of my clearance rate at my auctions, and they’ve been first home and that has been unheard of in the past". "We're definitely down on the number of listings, we've got heaps of people looking for houses and not enough choice for them".
4 Salito St, Carseldine
A four-bedroom, three-bathroom parkside family home in at 4 Salito St, Carseldine has sold for $1m under the hammer today. Situated on a 614sq m block the property had eight registered bidders with an opening bid of $800,000.
Property agent Jessie Hall from Ray White Wilston said the purchasing family from Bridgeman Downs had recently sold their property and were looking to upsize. “There are a really good the number of bidders and the price that we achieved today is reflection of the current market", Ms Hall said. “Certainly the properties that I’m doing at the moment buyers are saying there isn't a lot a lot out there" "Any sellers are reaping the rewards of the current market at the moment".
35 Voigt St, McDowell
A four-bedroom, two-bathroom lowset 1970s home located at 35 Voigt St, McDowell sold under the hammer for $850,000 with five registered bidders at the auction. Property agent Janine McDonald from Ray White Alderley said the result today was great "it was over reserve and we’ve had great interest and it was hotly contested between two of the buyers towards the ends".
"The new owners live in Brisbane and are relocating from the other side of town because of their kids school", Ms McDonald said. “The new owners met with the long-term owner today and it was really lovely”. Ms McDonald said there seems to be good demand in the housing market across Brisbane. "We are having great numbers through open houses, several houses we’re selling are having multiple offers around them”.
Young couple plans to renovate Carina after property offered to market for the first time in 57 years.
Today, a young Brisbane couple has struck gold at 97 Orana St, Carina, purchasing the property for $875,000. The property had three registered bidders with an opening bid of $800,000. Property agent Craig Louden from WJ Tobin Real Estate said the three-bedroom, one-bathroom home was put on the market for the first time in 57 years. "The current owners purchased the land at auction at City Hall, stayed there and raised their two daughters", Mr Louden said. "The new owners are a young couple that plans to undertake renovations on the property." Mr Louden also said the Brisbane property is better than the back end of 2022 "It's certainly not at the levels of the 2021 boom", he said. "There's definitely a supply problem; a lot of people are looking to buy". "Buyers are cautious with their purchases, but I'm pretty positive about the Brisbane market".
142 Kardella St, Stretton
A five-bedroom, three-bathroom mega mansion at 142 Kardella St, Stretton has passed in but the property agents are in negotiations with a potential buyyer at the moment. The property is situated on a 4047sq m block.
Property agent Jonathan Law from Ray White Sunnybank Hills and Mt Gravatt said the result today wasn't as good as two years ago. "With that sort of market there isn't many buyers, but I'm confident that property will sell", Mr Law said. Mr Law also said the Brisbane property market in general was low in stock "Any property that is in good condition, buyers are craving for it", he said.
Buyer for Everton Park property is 'as local at it gets'
A three-bedroom, two-bathroom townhouse at 15/52 Russell St, Everton Park sold under the hammer for $780,000. The award winning townhouse located in a perfect tucked away pocket of Everton Park had 15 registered bidders and 4 active bidders participating in the auction. The opening bid for the home was $600,000. Property agent Lachlan Macdonald-Camden from Ray White Ashgrove said the buyer was someone who currently rents in the complex. "He's as local as it gets, he's planning to live in the property", Mr Macdonald-Camden said. “The auction came up well, it opened at $600,000 and by the end we had two bidders fighting it out to the sale price.
“It’s a really nice complex, it has a pool, a dog park and a gym. The property which is a hybrid between a townhouse and a house has high ceilings and the bedrooms are larger than a standard townhouse. “Two of the three bedroom townhouses in the complex were sold in December for $695,000.”
9 Copia St, Calamvale
A four-bedroom, three-bathroom spacious home at 9 Copia St, Calamvale has sold at auction today for an undisclosed price. The property situated on a 900sq m block had 16 registered bidders with over 100 people in attendance at the auction. Property agent Adam Muntazir from Harcourts Results Calamvale said there was over 55 bids at the auction. "The buyers are local Brisbane owners and live on the same street!", Mr Muntazir said. "The market is super strong at the moment, but we’ve got a lack of stock and a crazy amount of buyers".
Mr Muntazir also said that the interest rates hadn't slowed down the buyers and Harcourts Results Calamvale was running at similar prices to last year. According to PropTrack data the median house price in Calamvale is $920,000 and has had a 4.8% growth in the last year.
322 Ham Rd, Wishart
A well maintained four-bedroom and two-bathroom home at 322 Ham Rd, Wishart has sold for $1.126m. The property which is close to the highly sought after Mansfield High School and Primary School had 15 registered biddings with an opening offer of $950,000. Property agent Aaron Yao from Ray White Rochedale said the result was pretty good. "The new buyers are from Wishart, they currently live in a townhouse and were looking for an upgrade for their family", Mr Yao said. "At the moment, I'm pretty confident in the strength of the market because of the current shortage of property supply" "We have seen more people inspecting homes now, compared to the same time last year".
