The last auction of the day saw a four-bedroom, three-bathroom home at 120 Shorncliffe Parade Shorncliffe sell under the hammer for $2.915m. Eight bidders registered for the auction. The lucky buyer will get to enjoy sweeping views of Moreton Bay and the peaceful lifestyle Shorncliffe has to offer.

The property was listed by Jacqui McKeering from Jim McKeering Real Estate – Sandgate. According to PropTrack, the median house price for Sandgate between July 2022 and August 2023 is $962,500.

A five-bedroom, three-bathroom home at 101 The Promenade, Camp Hill has sold under the hammer for $2.1m. Several bidders registered to be part of the auction.

The auction opened with a vendor bid of $1.7m, with one bidder coming into play at $2.025m. The auction then paused and went into negotiation with the vendor and buyer before $2.1m was agreed on.

Alex Parton from Kindred Property Group said the three week auction campaign had run pretty well. "The home has had strong interest and we've had a few offers prior to auction that weren't quite where we wanted it to be."

A three-bedroom, two-bathroom home at 17 Woolcock St, Red Hill has sold under the hammer for $1.19m. Three bidders registered to take part in the auction, with two active throughout the auction. Property agent Russell Peter said the auction today was quite positive.

"We had about 130 groups through the property," Mr Peter said. "The only downside to this property was there was no car spaces and 90% of the buyers required a car space.

"Most people in this market are impacted by the interest rate rises. "I think we're definitely going to be seeing more stock coming on the market in the next few weeks.
1 Snowbird Place, Wishart Agents: David Cotterill and Daniel Scanlan
A four-bedroom, two-bathroom home at 1 Snowbird Place, Wishart has sold under the hammer for $1.212 with an opening bid of $800,000. A total of 10 bidders registered for the auction with five bidders active. According to PropTrack, the median house price in Wishart from August 2022 to July 2023 is $1.02m.
8 Davies Rd, Ashgrove Agent: Justin Hagen and Keaton Luck, Calibre Real Estate Brisbane
A five-bedroom, two-bathroom home at 8 Davies Road, Ashgrove has sold under the hammer for $2.275m with an opening bid of $2.030m. Several bidder registered to bid with one bidder placing the first bid before the auction paused for a short while.
At eventual buyer of 8 Davies Rd, Ashgrove used a strategy of bidding strong to come out on top.

33 Marian St, Coorparoo Agents: Susan Hamilton and Joanna Gianniotis, Place Camp Hill
A six-bedroom, four-bathroom home at 33 Marian St, Coorparoo has passed in for $1.7m with an opening bid of $1.5m. One bidder was active throughout the auction. Property agent Susan Hamilton from Place Camp Hill said typically post auction homes were selling between seven and 10 days.
50 groups have been through the property at 33 Marian St, Coorparoo so far.
"We've had 50 plus groups through the property," Ms Hamilton said. "For Coorparoo or anywhere in the inner-city a dual living opportunity like this is very rare. "There is still low stock levels at the moment and high demand. "We've had lots of interest from people who were wanting to bring their parents in and from investors."
2/23 York Street, Hamilton Agent: Caleb Mayberry, Ray White Ascot
A two-bedroom, one-bathroom home at 2/23 York Street, Hamilton has sold under the hammer for $559,000 with an opening bid of $400,000. Seven bidders registered to take part in the auction. Property agent Caleb Mayberry from Ray White Ascot said the property flew past reserve. "I had some really interested first home buyers who were with me from the very start of the campaign," Mr Mayberry said.
First home buyers are flocking to units and apartments in an attempt to break into the market.
“The eventual buyer of the property was a first home buyer. “I’ve spoken with a lot of first home buyers who’ve seen their borrowing capacity shrink due to interest rate rises and they're just wanting to get into the market. “The Brisbane market is so strong at the moment and this property is such a strong investment and has so much inherent value for that pocket."
54 Franklin St, Kelvin Grove Agent: Tamara Lee, Ray White Ashgrove
A three-bedroom, two-bathroom home at 54 Franklin St, Kelvin Grove has sold under the hammer for $1.25m with an opening bid of $900,000. Nine bidders registered to take part in the auction. Property agent Tamara Lee from Ray White Ashgrove said she was surprised but very happy with the result. "I thought we only had four registered bidders to start with, then more registered," Ms Lee said.
A total of nine bidders registered for the auction.
"The home sold above the highest offer we had during the campaign and we had 74 groups come through the property. “I think because the supply in the market hasn’t been as high, I don’t know if Spring is what is motivating people. "I think the lack of stock and the love for the inner-city and the overall growth in Brisbane is what is motivating buyers. "There’s never a bad time to sell, you have to have faith in the process and the process will deliver a successful result."
Egyptian family scores Morningside home for $1.35m
9 Ramsay Lane, Morningside sold for $1.66m Agents: Joanna Gianniotis and Madison Yates
A four-bedroom, two-bathroom home at 9 Ramsay Lane, Morningside has sold under the hammer for $1.66m with an opening bid of $1.35m. An Egyptian family who have been living in Brisbane for three years are the new owners of the home. The auction lasted a total of 45 minutes with the auction pausing at $1.6m before reaching the eventual selling price of $1.66m.
A decent sized crowd turned up to the auction.
Auctioneer Sam Kelso said the location of the property demonstrates all Morningside has to offer. "Everything is at your fingertips, this is a very good piece of Morningside," Mr Kelso said.

Property agent Madison Yates from Place Estate Agents said the campaign had been very strong with lots of interest in the property. "It's very rare to get a large single storey home this close to the city," Mr Yates said. "The market is holding very strong, we've got limited stock which is holding prices and getting great results under the hammer."
