Two Camp Hill Townhouses head to auction

Heading over to Camp Hill now two townhouses at 42 and 48 Albert Street, Camp Hill went to auction with one out of the two selling under the hammer.
Number 48, a two-bedroom, one-bathroom sold under the hammer for $695,000 with Number 42 passing in.
Property agent Kasey Drake from Place Bulimba is selling all four townhouses in the complex and said the campaign has been going really well.
"We’ve had over 200 groups through the property. We've had a lot of interest due to them being freehold," Ms Drake said.
“These are a great entry level opportunity for buyers wanting getting into market.
“Looking ahead to 2024, I’m feeling very confident about the market, there just is not enough stock. I’ve got quite a few buyers wanting to secure something on this side of Christmas and move in January.

Four bidders registered to take part in the auction.

A five-bedroom, four-bathroom home at 84 Miskin Street, Toowong has sold under the hammer for $1.601m with an opening bid of $1.1m.
Six bidders registered to take part in the auction.
The Christmas spirit was well and truly in the air, with property agent Judi O'Dea crowing auctioneer Justin Nickerson from Apollo Auctions with a festive headpiece.
"Justin was playing Santa's helper at the auction and he sold it to a family," Ms O'Dea siad.
"The house has brilliant, it has dual living. The new family is from Tasmania with a twelve month year old baby and a little boy.

"The mother is going to live downstairs and the family will leave upstairs. They flew up especially for the auction and hadn't been looking for long."
Ms O'Dea siad she was happy with how the campaign went.
"This property was very attractive to investors due to the dual living," she said.
"There is no doubt in the strength of the market in Brisbane, there are so many buyers out there hungry for a home, it's incredible. In my 20 years of real estate I haven't experienced anything like the fear of missing out (fomo) in the market at the market that's going on right now.

Investor buys Marsden home last minute for a good cause

A six-bedroom, four-bathroom complex including 3 homes and an additional community hall at 51 Blue Gum Drive, Marsden has sold under the hammer for $990,000 breaking the suburb record for a one hectare property.
The winning bid went to an investor who registered to bid just a minute before the hammer fell.
Property agent Rebecca Cuderman from Ray White AKG said she was ecstatic with the result
“When the bidding got to $980,000 the buyer jumped in and landed the winning bid. She bought it as an investment to change it into NDIS housing,” Ms Cuderman said.

“Buyers were mostly investors with one family looking to occupy. Investors were looking for all different uses, there were so many options because there’s so many buildings on the property.
“The seller had owned it for 33 years and was an ex-dance teacher, that's why the town hall was relocated to the site.
The property was the former Danish Community Hall in Stones Corner with the vendor purchasing the property to teach dancing lessons and getting approvals to make the home her primary place of business.
Ms Cuderman also said she was proud that the Ray White AKG team had broken the suburb record for a one hectare property in Marsden.
"There’s plenty of buyers out there if agents want to create competition. This auction the eventual buyer registered 30 seconds before the hammer fall and outbid all the bidders on the floor, she said.
"Marsden is close to breaking the one million barrier and we were proud to be the competition creators."
