A five-bedroom, three-bathroom house at 88 Taylor Street, Wavell Heights has been sold at $2.085m under the hammer, with an opening bid of $1.6m.
The auction had five active bidders competing in the fierce auction for the modernly designed house.
Property agent Matthew Jabs from Place Bulimba said the property had 85 inspections before a local family was able to grab the keys.
“It (The campaign) went really well,” Mr Jabs said.
“Anything we’re finding is modern and finished, it’s very popular.
“There’s a lot of people that are in homes that may need a renovation or extension.
“They’re getting quotes very high and then deciding they’d rather buy something finished.”
Rare Highgate Hill house sold for $1.525m

A three-bedroom, two-bathroom house at 12 Rosary Crescent, Highgate Hill has been sold at $1.525m at the auction.
Sheltered behind trees and plants, the city oasis has attracted six registered bidders among the 88 groups of buyers who went for inspection.
Property agent Sam Peterffy from Belle Property West End said the seller had been living in the two-storey dwelling for around 35 years.
“The view is absolutely spectacular, never to be buildout,” she said.
“She’s done a beautiful garden. She’s loved living there. “The owner had kept it meticulously. “She kept it very in character and original. “A lot of people that went through could see that it had been well maintained and said that they could feel that it was a well-loved house.”
The property was sold to the outgoing owner at $130,000 in 1991, less than a tenth of its latest value, according to PropTrack statistics.
Ms Peterffy said Brisbane property market has been rising again in the post-Covid era. “Since April last year, I’ve seen the market steadily climb and demand increase,” she said. “Any 10-year graph is never a straight line." “But I’m very, very confident that over the next decade, the Brisbane property prices will probably outperform the rest of the country.”
Newly renovated Morningside home sells for $1.8m in a competitive auction

A five-bedroom, three-bathroom home at 10 Ison Street, Morningside was sold under the hammer for $1.8m with an opening bid of $1.55m.
There were seven registered bidders and 20-30 people attending the auction.
Principal and Licensed Real Estate Agent at Belle Property Bulimba Tony O'Doherty said the auction was very competitive and the best part of the house is its dual living option. “The auction was very competitive and the vibe was great with lots of neighbours and a busy and good atmosphere, as it was a short and sweet auction. It was just incredible,” Mr O'Doherty said.
“The best part about the home is its proximity to hawthorn, recently renovated and has an option for dual living.” “The campaign went very well with 75 buyers through the door, received multiple offers before the auction and the market is good for family homes like these.”

Mr O'Doherty said there is always a higher demand for newly built homes and “The market this year so far has been strong from a seller's point of view with a lot of properties to buy. “We are trying to get the best deal or trying to sell to the best buyers as there are a lot of offers because of increased demand,” he said. “With the interest rates on hold, it is a hot topic but people paying their mortgages at 5 per cent is a healthy rate and I don't see the market is majorly benefiting from the lack of supply and demand.” “And it is Brisbane’s time to shine as it is making more affordability in comparison to other cities and with the Games coming, the value of Brisbane is increasing.”
Prestige Red Hill house inspired by local historical pub sells at $2.575m

A four bedroom, two-bathroom house at 137 Arthur Terrace, Red Hill sold under the hammer at $2.575m, with an opening bid of $2.3m.
The two-storey house was modelled on heritage-listed Normanby Hotel, which is also located in the same suburb, creating a modern and luxurious architecture for living, dining and entertaining.
There were 53 groups of buyers who went for inspection over a three-week campaign, with three registered bidders at the auction.
Property agent Caroline Brown from Caroline Brown Property said they were “very, very happy” with the results.
“It was a brilliant price so the sellers were really happy,” Ms Brown said.
“There’s a large number of fire groups through each property of our open home for the last two weeks.
”It’s a good seller market.”
Newly built Coorparoo home sells for a prestige price

A five-bedroom, two-bathroom prestige home at 25 Walker Street, Coorparoo was sold under the hammer for $2.5m with an opening bid of $1m.
The auction had very competitive bidding between three registered bidders and a toss up between two bidders in the end.
Real Estate Agent at Place Newmarket Mario Sultana said the campaign went well and broke the street record.
“The campaign went amazingly well, we had 80 people through the door and received three offers prior to the auction,” Mr Sultana said.
“The most standout feature of the home is fluid living & dining opening to elevated alfresco spaces.”
“The home also broke the street record with last year home sold at $2.37m and this one beating by $130,000.”
Mr Sultana said that there is a whole new demand for the newly built homes and the property market is gearing up for a good year. “The newly built homes are in demand like property such as this because it offers a good lifestyle with the openness or freedom to a family,” he said. “People do not want to spend money on renovating a home, they like the finished product.”
“The property market in 2024 is going towards more positive and negative with the less stock in the market but a huge demand with buyers. “South East Queensland is having a huge demand and Brisbane specifically with the constructions around proving to be a 21st century city.”
Kelvin Grove home sells for $2.265m

A four-bedroom, three-bathroom home at 59 Park St Kelvin Grove was sold under the hammer for $2.265m with an opening bid of $1.5m.
The auction recorded an attendance of about 100 people with 11 registered bidders and 7 bids.
Real Estate Agent Judi O'Dea at Ray White Paddington said the campaign went amazing and the property market with prestige space looks strong.
“The auction was amazing with going well over our expectations and reserve price for the house, the buyers are really happy,” Ms O'Dea said.
“The property is just beyond perfect and the outstanding feature for the property is outstanding attention to detail.” “There has been a good demand for prestige properties and buyer agents. Similarly, the buyer's agent came in at the end and bid very strongly to take the house.”
The kitchen has been remodelled by the sellers with a three-way filter Zip Tap and Ilve 6 gas top burner, integrated Miele dishwasher and Liebherr fridge and freezer, Carrara Marble benchtops and Zellige tiled splashback. An additional living space downstairs increases the adaptability of this house.

“The property market is heading for a seven to eight per cent increase in 2024,” she said. “Buyers are aware of the fact that the city is continuing to grow and there is a shortage of stock (selling and rent) but demand for the stock is very high.”
According to Realestate.com data the median house price for a four-bedroom home in Kelvin Grove between February 2023 and January 2024 is up 4.5 per cent over the last 12 months.
Bardon house doubles its value in five years

A five-bedroom, four bathroom house at 106 Simpsons Road, Bardon was sold under the hammer for $2.8m with an opening bid of $2m. The auction had five registered bidders, competing for the property.
Property agent Nathan Mitchel from Wakely Properties Paddington said that it was an 'exceptional result' to see the property almost doubled in price over a short period of time despite a huge growth in market after the Covid-19 pandemic.
“We’ve been seeing a lot of activity around demand from buyers in the marketplace at the moment,” Mr Mitchel said.
“The campaign, we had 72 groups come through. I think there were five registered bidders here today, which seems to be kind of on path for what we're seeing (with) our … average bidding attendees.”
The property was designed with lush greenery and large windows to allow extensive natural lights — a similar layout when it last sold in 2019 at $1.49m .
