What a great day of auctions across Greater Brisbane, with a few surprising results! With stock levels remaining low, prices across Greater Brisbane remain solid, but there seems to be some caution from buyers with properties with high foot traffic passing in. Here are some highlights from today: – A Melbourne investor has snapped up a three-bedroom, one-bathroom high-set home in Kingston for $530,000. – A young family have found their new home after a hit-and-miss experience with the low stock in the property market – A Bulimba apartment with 10 registered bidders has sold for $1.31m attracting local downsizers. 'Downsizers' flock to Bulimba apartment auction
A three-bedroom, two-bathroom apartment at 14/15 Barramul Street, Bulimba has sold for $1.31m with an opening bid of $900,000. A total of 9 registered bidders took part in the auction with 28 bids in total. Property agent Glenn Bool from Place Gumdale said the result was well in excess of reserve. "It was a great result, it was a record for that building, the owners are over the moon", Mr Bool said.
"Over 100 groups inspected throughout the campaign, mostly downsizers. "I think the Brisbane property market is going really well at the moment, what we're finding is that you're really good listings, quality products are selling with no issue. "The lack of stock is keeping the market buoyant. "With interest rates buyers have accepted it is the new normal. "We all know that more interest rate rises are coming, that was the sentiment earlier this year." The new owners who scored the keys to the apartment are locals from Bulimba.
5/100 Bowen Terrace, Fortitude Valley
A four-bedroom, two-bathroom house at 5/100 Bowen Terrace, Fortitude Valley has sold under the hammer for $2.5m with an opening bid of $1.8m. Four registered bidders took part in the auction.
Enter update headline hereProperty agent Nicholas Loftus from said he was stoked with the result. "A lot of people are still transacting, people are still buying", Mr Loftus said. "There's still more buyers than stock though". Mr Loftus also said the townhouse/apartment market is the strongest it has ever been. "It's the perfect storm", he said. The new buyers are Brisbane locals.
South Australian buyer snaps up Wishart home
A five-bedroom, three-bathroom home at 3 Andalucia Crt, Wishart has sold under the hammer for $1.589m with an opening bid of $1.2m. 10 registered bidders took part in the auction. Property agent Kosma Comino from LJ Hooker Sunnybank Hills and Mt Gravatt said the result today was very good. "The market is very strong and continues to be strong because of low stock", Mr Comino said.
"I know myself and a lot of agents are starting to get a lot of calls and we may find that the supply increase may balance out the market. “A lot of the buyers are pretty cashed up , they’re keen and have realised the interest rate rises are the new norm now. "The first couple started to effect people but they’re getting to the point where the buyers just expect it." The new owners are relocating to Queensland from South Australia.
Camp Hill property 'ticks boxes' for young Brisbane family
A young Brisbane family have scored the keys to a four-bedroom, three-bathroom home at 52 Henderson St, Camp Hill for $1.42m. The auction led by renowned auctioneer Phil Park had around four registered bidders taking part in the auction which opened with a bid of $1m. New owners Barry and Jackie Drew with their son Benjamin are Camp Hill locals and said they love the area and wanted to stay in it.
"The house is equivalent to what we have now but the location is better", Mr Drew said. "It ticked a basic set of boxes just looking at the layout, lots of similar things to our current place. "We have no immediate plans to change anything in the house other than installing solar and a battery down the track." "The property market has been a bit of a hit and miss, there isn't much stock coming onto the market, that was really difficult.
"We've been trying to buy and now are trying to sell, I hope we can do well. "We love dual living and the back deck in this property, we’ve spent a lot of time on own back deck and we haven’t seen it in too many places, so it ticked boxes for us."
Property agent Luke Rissman from Rissman Property said the result today was solid. "The market is going from strength to strength, it's much better than last year", Mr Rissman said. "The prestige market is where all the money is coming in at the moment, we have lots of qualified buyers coming through which is good. "The Brisbane property market is heading in an upwards trajectory, we've got 10 years of good quality times ahead, lots of developments and people pouring cash into the market. "Developers are pouring money into Brisbane because they can see a big investment in the city."
10 registered bidders battle it out for Westlake home
A four-bedroom, two-bathroom home at 27 Ottawa St, Westlake has sold under the hammer for an undisclosed price. 10 registered bidders battled it out at for a slice of Brisbane's vibrant property market. Property agent Jason Yang from NGU Real Estate Toowong said the result today hit well and truly above the reserve. "It's a new street record, it was on the market almost instantly", Mr Yang said. "Buyers are keen on getting into the property market, we had a total of 50 groups come in." "The amount of buyers have decreased but the genuine buyers have remained. "They're going hard and bidding strong.
Mr Yang said the market coming into spring was unpredictable but he was hopeful that it would pick up. "You never know what is going to happen, last year they were speculating it was going to be chaos", he said. "It is a good time to sell, there’s nothing available at the moment, we are still finding a lack of supply and high demand and that's why we’re seeing 10 registered bidders like we have today."
61 Edith St, Deagon
A five-bedroom, two-bathroom home at 61 Edith St, Deagon has been passed in for $950,000 with an opening bid of $800,000. Two bidders registered to take part in the auction. Property agent Allan Brookes from Belle Property Sandgate said he's confident in the interest in the property. "I've got five different buyers looking at the property at the moment, two with conditional offers", Mr Brookes said. "There's still a strong amount of interest from buyers but there's a bit of caution at the moment.
"I think the Brisbane property market is going really good at the moment despite a lot of stuff being said in the media, I can't see a downside. "I've been doing this for about 20 years and the lack of stock and high buyer demand is helping the Brisbane market remain strong. "We sold another property in Sandgate a couple of weeks ago just under $3m with eight registered bidders."
50 Appleyard Cres, Coopers Plains
A four-bedroom, three-bathroom home at 50 Appleyard Cres, Coopers Plains has sold under the hammer for an undisclosed price with an opening bid of $900,000. Nine registered bidders took part in the auction. Property agent Owen Chen from Place Sunnybank said the result today was very strong.
"There was quite a lot of people at the at auction today and that is reflective of how the market is at the moment", Mr Chen said. "Despite the interest rate rise people are still quite eager to buy and the supply is very low so its a good time for vendors to sell".
Interstate buyer snaps up Hamilton property for undisclosed price
A three-bedroom, one-bathroom property at 149 Allen St, Hamilton has sold for an undisclosed price to an interstate buyer. The property just minutes to the Hamilton Harbour precinct had three registered bidders. Property agent Brooke Hawthorne from Belle Property Ascot said it was a good result for the area.
"We're feeling that the Brisbane property market is really strong at the moment, a lot of people are migrating from down south, Ms Hawthorne said. "The prestige market in particular is familiar with our brand and we're finding if agents are working hard for their vendors we're seeing great results."
78 Kilmorey St, Carindale
A four-bedroom, three-bathroom home at 78 Kilmorey St, Carindale has sold under the hammer for $1m with an opening bid of $700,000. Four bidders registered to take part in the auction. Prior to the auction, the homes listing stated that the circumstances of the sellers had changed requiring an unconditional contract by todays auction. Property agent Fraser Evans from REMAX Results Morningside said every property he is currently listing is selling.
"Our acreage market is performing really well, heaps better than last year", Mr Evans said. "I feel a lot more is going to come on the market in the spring, at the moment is a good time for sellers to put their house on the market due to the low stock. "At the moment 80% of my buyers are local with the rest being interstate and international buyers, as well as investors".
