A dozen bidders drove a stunning $2.5m sale under the hammer of a luxury renovated home in Wilston.

The five-bedroom, two-bathroom house on a 423 sqm lot at 16 Antill St was marketed by Ray White Wilston agent Holly Bowden.

Auctioneer Phil Parker took the helm, opening bidding at $2m following a brisk campaign which attracted inspections from more than 120 buyers.

PropTrack data shows the home was one of Queensland's most viewed among properties headed to auction this week.

The vendors had completed a full renovation of the property in 2018, with today's sale delivering huge gains on their purchase price of $780,000.

"Many of the people who had inspected the property, and probably half my bidders, were currently in a smaller cottage and looking to upgrade, but were wanting to avoid a renovation themselves," Ms Bowden said.

The vendors had transformed a "quaint cottage" into a sophisticated entertainer with a passive layout optimising airflow and solar orientation.

A minimalist design was accented with rich natural textures of marble, pine and concrete, while the contemporary kitchen and ground-floor living spaces flowed to a spacious al fresco zone and pool.

Original character features upstairs were retained, including hoop pine floors, VJ walls, and fretwork.

A buyer outbid 20 others to secure a $2.35 million property on his wife's birthday.

The 1.62ha acreage property was marketed as "one of the last few development sites" in the Logan suburb of Forestdale, but the buyers were a young family who will build their own home on the site.

Ray White Sunnybank agent Simon Au marketed the property at 9-17 Dickman Rd.

Interest through the campaign was primarily from developers and investors, with 21 people registered to bid and 12 raising their paddles on the day.

The sale price was $100,000 above the reserve.

“Bidding started at $1.4m so it went up nearly $1m to the sold price. It was a fast and strong campaign capped off by a competitive auction with quick bidding,” Mr Au said.

“The property was on the market last year for $2m with another agency but it wasn’t sold. We focused on bringing in high end buyers from Brisbane’s southside, the property is in the Logan City council but most of the buyers were from Brisbane.


“It’s a great block and Forestdale has become more popular in recent years. There were a lot of investors and developers looking at it but the winning buyer is an owner occupier.

“They are a young family who are going to build a house on the block. It was actually the wife’s birthday so she was very excited to get such a good birthday present," he said.

The holding on a flood-free allotment was zoned for low-density residential development, and comprised a four-bedroom, two-bathroom house and huge work shed.

PropTrack data shows house prices in Forestdale were up 2.1 per cent over the past year to a median of $1.3m.

Family snaps up unfinished luxury home

Seven bidders registered for an incomplete luxury build project in the bayside suburb of Lota.

The property was marketed by Harcourts Property Centre agent Sandi Sharp and sold under the hammer for an undisclosed sum.

Ms Sharp said the buyers were a family who planned to move in and finish the build of the four-bedroom, two-bathroom home.

The new house on a 405 sqm lot at 49 Macdonald St was about 75 per cent completed, with a steel frame, Colorbond steel roof, and thousands of dollars worth of fixtures and finishes included in the sale.

Young couples fight for picket-fenced home

Two couples vied for the keys to a three-bedroom home with a green outlook at Carina.

The property at 12 Picasso St was marketed by Meagan Muir of Place Estate Agents and sold for $1.125m.

That was more than double what the vendors paid when the home last changed hands for $585,500 in 2016.

Ms Muir said the single-level home on a 617 sqm elevated lot looking out to Rembrandt Street Reserve was popular with young families.

The house had a classic brick facade, front gardens bordered by a white picket fence, and a large covered patio.

PropTrack data shows house prices in Carina were up 8.6 per cent from last year to a median of $1.032m.

Bidding kicked off early as buyers raced to secure a home on the final weekend of the financial year.

An entry-level property in Beenleigh on the market for the first time in 20 years was one of the weekend's first sales and attracted a strong crowd of 17 registered bidders.

The 1970s-built three-bedroom house on a 675 sqm block at 86 Logan St was sold for $657,000.

"There was fierce bidding before the property was sold to first-home buyers," said marketing agent Rebecca Cuderman, of Ray White AKG.

"Anything with dual living potential is immensely popular in the marketplace.

"The ecstatic owners were off to grab celebratory drinks at 9am."

Ray White AKG principal Avi Khan said the last weekend of May was traditionally very busy in Logan, as investors tried to secure a holding before the financial year ended.

"However, today we're seeing a surge of homeowners inspecting and bidding on properties," Mr Khan said.

The house was located close to local schools and had a second living area, bathroom and storage space downstairs along with side access, presenting opportunity for new owners to pursue dual living arrangements or operate a home business.

PropTrack data shows house prices in Beenleigh were up 10.9 per cent over the past 12 months, to a median of $582,000.

Rental income for the property was estimated at $530-550 a week.

A couple of late results to round out the day, with the census among agents and auctioneers that buyers are out in force more than ever.

A brand-new, five-bedroom house at 23 Olive St, Hendra, has sold for $2.725m at an auction presided over by Peter Burgin of Place Estate Agents.

And in South Brisbane, a one-bedroom unit at 1110/289 Grey Street sold under the hammer for $775,000.

Marketing agent Roxanne Liu of Ray White AKG said that the winning bidder was planning to move into the unit, and that the price broke the one-bedroom record for the complex.

“The campaign attracted inquiries from across Australia, as lifestyle apartments with amenities close to the city are very attractive to a wide variety of buyers,” she said.

Over in Brisbane's southwest, a four-bedroom family home at 27 Sierra Drive, Spring Mountain has sold for $875,000 at auction.
Jonathon McMahon from Ray White Brookwater and Greater Springfield said the property attracted fierce competition from two registered bidders.
Mr McMahon said the Greater Springfield region was attractive to buyers because of its liveability.

A Brisbane family who have been in the market for eight months have the keys to one of Ascot's finest homes.

Marketing agent Matt Lancashire of Ray White The Collective said eight parties registered to bid for the auction of 16 Bennison Street, after a three-week campaign that saw 140 groups go through the home.

Mr Lancashire said bidding opened at $4.5m, which was rejected and immediately increased to $5m. Bidding then went up in increments of $250,000 until pausing at $6.3m. Three bidders were still in the race at this stage. It was called on the market $6.46m before a bidding war between two remaining bidders until auctioneer Haesley Cush brought down the hammer at $6.571m.

"It's Shaun Lockyer designed and built by Black Developments, which is a lethal combination," Mr Lancashire said. "The house was built in 2019 and every comment we had was if it was brand new and never been lived in. The product is meticulous and stands the test of time."

Inquiries came from as far as Sydney and Hong Kong. "Good quality properties in good locations are very desirable in the market at the moment," he said.

2-bedder with racecourse views fetches $1.42m

Ray White's Alex Shean said 12 parties registered to bid for the entry-level Hendra home, and a huge nine of those actively bid for the property.

It was called on the market at $1.31m.
Mr Shean said the winning bidder was a young gentleman who would be moving in.
The seller was an investor from the Sunshine Coast.

'Absolute frenzy': 17 bidders vie for Ferny Hills three-bedder

A huge 17 bidders registered for the auction of this renovated three-bedder in Brisbane's north-west, which sold for $150,000 above the reserve.

Most of the bidders were knocked out of the competition after an opening bid of $950,000.

It came down to three parties before Place auctioneer Peter Burgin brought the gavel down at $1.1m – $150,000 above reserve.

Marketing agent Tony McLoughlin of Place Ascot said the $1m market was an in "an absolute frenzy".

Mr McLoughlin said the home was appealing because of its location, backing onto a golf course, but it still needed some work despite the kitchen and bathroom having been recently renovated.

He said the median house price in Ferny Hills was $940,000.

"It's costing you $5000 to $10,000 a month if you've got a $1m budget and you're not in the market," Mr McLoughlin said. "The growth that we're seeing is incredible. I've got an offer for something off-market at the moment for $100,000 more than the owner paid for it a year ago in Virginia.

"I've never seen it like this. Buyers are educated. They're pre-approved, doing seven days finance."
