A light Saturday for auctions in Brisbane

Ray White Queensland chief auctioneer Gavin Croft said there were very light volumes of auctions this week across Brisbane.

“It’s one of the lightest weeks for a spring period for some time and there's probably no rhyme or reason for it but sellers will be rewarded right now," Mr Croft said. "Another 100 per cent clearance rate personally so far today, over the course of my last six auctions this morning, have all sold under the hammer so whether it's been affordable townhouses are selling at $395,000 right through to quality family homes, up to $1.4 million.

“The depth in registration across all types of asset classes in that range has been particularly strong and average today for me personally I had six registered bidders per auction. Next week we will start to see higher volumes.”

SOLD FOR $768,000: Strong competition for Arana Hills' three-bedder

A three-bedder on a big block in Arana Hills has sold for $768,000 after a hotly contested auction. Six parties vied for the property at 7 Wideview Terrace, with bidding opening at $652,000.

Marketed by Kathleen Luck of Loyle Property Group, the home sits on a 759 sqm block in a cul-de-sac, close to schools and amenities. The house itself is liveable as is, or prime for a renovation.

Morningside six-bedder passes in

A six-bedroom, renovated Queenslander at 69 Elwood Street in Morningside has passed in at auction for $1.95m.

Marketing agent Tammy Dale of Place Bulimba said four bidders competed for the property and negotiations were continuing, as "there was a lot of interest outside of auction conditions".

Brisbane local beats Sydney bidder in battle for Hawthorne home

A five-bedroom, family home in blue-chip Hawthorne has sold to a local buyer at auction for $2.625m. Seven bidders registered for the auction of the property at 56 Amy Street, with the final battle coming down to a local family and a Sydney bidder.

Marketing agent Alex Donnan of Ray White said bidding opened at $2m and went up in increments of $100,000 until it reached $2.5m. The local buyer then pipped the Sydney party with a final bid of $2.625m. Mr Donnan said the family had sold their home in Bulimba late last year and had been looking to get back into the area ever since.

"There are lots of buyers and not enough stock," Mr Donnan said. "The underbidder was from Sydney looking to move up…and we're seeing locals having to compete with interstate buyers."

Only one bidder had their heart set on this four-bedroom cottage in the sought-after, inner Brisbane suburb of Paddington.

Marketed by Ray White's Max Hadgelias, the 1888, two-level character home has been renovated to suit a young family or downsizers looking for low maintenance living.

SOLD FOR $3M UNDER THE HAMMER: RABY BAY WATERFRONT HOME

In front of crowd of 80 people, this waterfront home sold to a local family who wanted to get back onto the water. Three bidders actively vied for the six-bedroom, five-bathroom property before Ray White auctioneer Phil Parker brought the gavel down at $3 million.

Marketing agent Damon Warat of Ray White said a lack of stock was still keeping prices strong and buyer numbers high. “It was a great auction and we are seeing some huge crowds at open homes," Mr Warat said. "There’s a lot of people out today. We still don’t have a lot of stock which means prices are very strong. This has been a great spring selling season."
