An interesting day of auctions across Greater Brisbane, a few slow auctions with vendors firm on their price. With stock levels remaining low prices across Greater Brisbane remain solid. Here are some highlights from today: – A MacGregor auction with a whopping 12 bidders sold for $1.1m – The prestige market is going strong with an apartment selling in South Bank for $1.8m – A marathon auction in Hamilton ended with a $2.7m sale.

Marathon evening auction in Hamilton ends with $2.7m sale
A marathon auction played out just under an hour at 23 Queens Rd, Hamilton selling under the hammer for $3.5m with an opening bid of $2.7m. The stunning five-bedroom, three-bathroom tri-level home has sweeping views of the CBD, offering buyers a unique opportunity in a quiet street in Hamilton. Property agents Vaughan Keenan and Sreeta Pabari from Grace and Keenan – Ascot ran the campaign.
A bidding war took place between two remote buyers in a bid against the phones. The auction paused at $3.45m where deliberations took place to bring the property up to $3.5m. According to PropTrack data, the median house price from June 2022 to May 2023 for Hamilton is $2.28m, up 7%.
60 Thomas St, Auchenflower
After a staggering campaign by Judi O'Dea from Ray White Paddington, 60 Thomas St, Auchenflower sold for $1.9m with 11 registered bidders. 5 bidders were active throughout the auction. According to PropTrack data, the median house price from June 2022 to May 2023 for Auchenflower is $1.45m, down 8.5%.
South Bank apartment sells for $1.58m
A three-bedroom, two-bathroom apartment at 1106/172 Grey Street, South Bank has sold for $1.58m, with an opening bid of $900,000. Seven registered bidders took part in the auction. Property agent Elisa Wellington from Home Property Services, South Brisbane said she was ecstatic with the result. "I'm very happy for buyers", Ms Wellington said. "Interest was very strong for this property, we conducted a 7 day campaign, we even moved the auction forward as there was so much interest in the property." "The Brisbane property market is very strong at the moment, most of the buyers are cash buyers.
"The interest rates haven't really impacted South Bank, where I'm selling is quite an affluent area, I deal with high quality real estate, it attracts a different market and demographic."
'Very strong' result for MacGregor auction
A three-bedroom, two-bathroom home at 3 Seton Street, MacGregor sold for $1.1m with an opening bid of $850,000. 12 bidders registered for the auction with seven out of the 12 faced off in a bidding war. Property agent Peter Florentzos from LJ Hooker Sunnybank Hills and Mt Gravatt said the auction was very competitive. "The market is very strong, stronger than what it was this time last winter", Mr Florentzos said.
"There's no better time to sell, the market is still very strong and very competitive, there are lots of buyers out there. "The local market is still very strong but there is still a great interest from interstate buyers." According to PropTrack data, the median house price from June 2022 to May 2023 for MacGregor is $984,000, up 5.8%.
347 Milton Road, Auchenflower
A five-bedroom, one-bathroom property at 347 Milton Rd, Auchenflower has passed in for an undisclosed price. Despite the result today property agent Peter Florentzos from LJ Hooker Sunnybank Hills and Mt Gravatt said the property was under negotiation at the moment. According to PropTrack data, the median house price from June 2022 to May 2023 for Auchenflower is $1.45m, down 8.5%.
Local buyers purchase Wavell Heights home
A three-bedroom, one bathroom property at 138 White Street, Wavell Heights has sold under the hammer for $792,000. Four bidders took part in the auction. Property agent Vanessa Harte from Ray White Ascot said the result was wonderful. "There was 50 odd people at the auction today", Ms Harte said. “I think there’s confidence in the market but there's definitely a supply issue. “The new buyers are local from Brisbane.
“My advice to sellers would be while there is very limited supply of properties for sale that competition is driving prices higher”. According to PropTrack data the median house price in Wavell Heights from June 2022 to May 2023 is $1.15m, down 0.9%.
8 Glenside St, Wavell Heights
A three-bedroom, one-bathroom property at 8 Glenside St, Wavell Heights has sold under the hammer for $985,000. Five bidders registered for the auction, with three being active throughout. Property agent Andy Flanagan from Ray White Ascot said there were five local registered bidders all keen on the three bedroom home on a private leafy block. “I have been busy, there’s still a lot of buoyancy in this market. "I make a lot of calls, it’s just back to basics but I do think we’ll have a good winter.
"A lot of fixed rate mortgages are coming off and a lot of people are working out various scenarios.”
5/38 Elystan Rd, New Farm
An Art Deco apartment located at 5/38 Elystan Rd, New Farm has been passed in for $1.585m after a 40 minute auction with a crowd of about 20 people. The opening bid for the auction was $1.4m with three registered bidders. Despite the result property agent Karla Lynch said was sure the property would sell soon.
"We're not far off selling, we have some buyers interstate that we're dealing with at the moment", Ms Lynch said. "We'll see what happens, hopefully the gap won't get to anyone. "These are really special buildings, I sell a lot of units in the area, our apartment market has changed dramatically.
"Art Deco buyers are very different as they're a hot commodity, when buildings like this one are owner occupied the care level is very high". Auctioneer Hasley Cush said the complex was one of the best in Brisbane.
"The owners are moving one flight of stairs, it's a highly sought after unit in a fabulous complex". "We've never seen the amount of interest (from buyers) poured into Brisbane today".
Bulimba property sells for $2.25m after intense three week campaign
An interstate buyer from Sydney has snapped up a stunning property at 72 McConnell St, Bulimba for $2.25m with an opening bid of $1.7m. Four registered bidders took part in the auction. Property agent Fiona Berkman from Ray White Bulimba said she was absolutely thrilled for the seller. "It is a really strong result compared to a couple of homes that have just sold in the area over the last week", Ms Berkman said.
"Across a three week campaign with a high intensity, massive marketting exposure using a cross platform strategy where we can condense what most agent do in four weeks in an intense three week period. "I think there are some really good opportunities for buyers if agents are creating them". The owner is an interstate buyer from Sydney.
