Westlake goes from strength to strength in nail biting auction

A five-bedroom, three-bedroom home at 10 Colac Court, Westlake has sold under the hammer for an undisclosed price.
12 registered bidders took part in the auction with 15 offers prior to auction.
Property agent Jason Yang from NGU Real Estate Toowong said the auction was very competitive.
"This was a very popular home, a lot of interest from buyers," Mr Yang said.
"It was on the market for 5 to 6 weeks, we had over 130 groups through the front door. Today there was around 70 people onsite. As soon at the bidding started the price kept going up.

"The buyer was able to buy cash unconditional and was actually was one of my sellers. It couldn’t have gone to a better family, the neighbours were excited that a new family was moving in next door."
Mr Yang said the market in Westlake was holding extremely well.
"We're seeing buyers when they see a good home, they're cashed up and ready to go," he said.
"I've sold five homes in the last five weeks. Four sold under the hammer and one soon after auction. So my clearance rate has been 100 per cent.

A three-bedroom, one-bathroom house at 96 Clara Street, Wynnum has passed in at auction.
Four registered bidders took part in the auction.
Property agent Nathalie Pallandre from Century 21 – Adams & Costello said despite the result today there was still a good turn out of buyers.
"We had about 30 people at the auction today," Ms Pallandre said.
"The campaign was a bit of a slow burn to begin with but the last week has proven to drive a bit of an interest.

"I had a few people that weren’t ready to get an unconditional offer so I expect to have several coming the table early this coming week.
Ms Pallandre said she felt the market was in pretty good shape at the moment.
"There is strong demand from buyers, listings are very low, stock is very hard to come by," she said.
"There are plenty of buyers out there and prices are still holding strong, we also haven’t see a slip in house prices."

Fig Tree Pocket 'dream home' passes in for $2.75m

A four-bedroom, three-bathroom home at 25 Mandalay Street, Fig Tree Pocket has passed in at a vendor bid of $2.75m with an opening bid of $2.5m.
The auction had three bidders registered for the auction and three parties that were interested outside of auction conditions.
Property agent Zac Fields from Place Estate Agents Annerley said despite the result today there were positive conversations happening with buyers outside of auction conditions.

"We're in negotiations with a buyer outside of auction conditions," Mr Fields said.
"One of the local buyers that weren’t really looking but live in the suburb and always passed the house and thought it would be a nice place to live."
The current owner also purchased the house in a similar way to the interested party, in a fall circle moment.
Mr Fields said he hopes to sign the dotted line by the end of today or tomorrow at the latest.
"It's not a done deal yet but I'm fairly confident we're going to sell," Mr Field said.
"The vendors are pretty wrapped and feel like they’ve had good control of the process, it’s been a good outcome for them."

Three bidders registered to take part in the auction.
Property agent Dave Hardman from Ray White Capalaba said that the numbers were good for units in the area.

"We had around 22 groups through the property which is good for units," Mr Hardman said.
"The new owners are Brisbane locals from Eight Mile Plains.
"There is an expectation that the market should be down, we’ve been conditioned over the last three years to not guess too much. There are plenty of buyers out there.
"What has changed since the boom time is that the sellers expectations are a little bit above what buyers are willing to pay."

"It was a short 15 day campaign and we ended up having an unconditional buyer," Ms Bruynezeels said.

"The market is really strong at the moment, strong demand and not enough stock.
"I personally don't think spring season doesn’t really affect the market that much as the weather is mostly good all year round but coming into Christmas people think are thinking about where they want to be going forward.

A five-bedroom, three-bathroom home at 68 Ulinga Crescent, Parkinson has sold under the hammer for $1.57m with an opening bid of $1m.
There were 16 bidders registered to take part in the auction.
Property agent Jason Song from Ray White Rochedale said the seller were extremely happy with result.
"The were super happy, the wife was crying and overjoyed they're moving to a different area, they were the original owners having lived there for many years," Mr Song said.

"The buyer was local upgrading from another property, it is the second property he has bought off me.
"It was a massive auction, we had a lot of people come along of course of the campaign I lost count but there was roughly around 100 groups of people inspecting.
Mr Song said the market is going strong and he had a lot of buyers actively looking.
"The stock level has improved but number of buyers haven’t dropped. Not enough to fulfil the buyers demand," he said.
"I always tell buyers to get their finance ready to get approved as much as much as they can, that way they have no regrets."

A five-bedroom, two-bathroom home at 43 Ingluna Circuit, Eight Mile Plains has sold under the hammer for $1.651m with an opening bid of $900,000.
A new suburb record for a single storey home.
19 bidders registered to take part in the auction. 

Principal of Ray White Sunnybank Hills George Yang said the vendors were ecstatic. 

“All they needed was $1.4m for their next property purchase, they purchased it already and it was subject to the sale today, needed to hit a certain price point and it worked in their favour,” Mr Yang said. 

We had 70 groups in throughout the campaign, in this area people tend to walk in and register on the day. It's a sought after area and ticks a lot of boxes for the demographic that like to buy here.

“The auction got very competitive – there were overseas buyers from Taiwan with family bidding on their behalf and thought they would come away with the purchase but someone local was the lucky buyer.
"It was one of those auctions that was back and forth, there wasn’t any real pause. There was a bit of fighting amongst the buyers. The traction for that property came from it being a sought after pocket.”

Mr Yang said the buyers live locally.
“We sold to a couple who had been looking for a while and liked the area,” he said. 

“They have been bidding actively last few months and finally secured this property.”
“The number of properties in the market is picking up, in the last week alone I’ve seen five or six new properties. Stock is picking up it will give buyers a bit of choice, I still think though that the amount of buyers out there surpasses the demand.”

Carindale home sells for $2.3m after buyer visits every open home

A five-bedroom, three-bathroom home at 1 Rinaldi Court, Carindale has sold under the hammer for $2.3m with an opening bid of $2m.
Four bidders registered to take part in the auction.
Property agent Joanna Gianniotis from Place Estate Agents Camp Hill said the result today and went to a buyer who was emotionally invested in the home.
"We had a four week campaign and had good numbers throughout," Ms Gianniotis said.
"The buyer that purchased it because today was very emotionally attached to the home. It was his eighth visit to the house, he came to every open home."

Following the auction at 1 Rinaldi Court, Carindale property agent Joanna Gianniotis said buyers were getting good value in the suburb.

Ms Gianniotis said Carindale home's were hot property at the moment.
"In Carindale, buyers are getting a lot of land and a lot of house. There are good schools in the area, close proximity to the Gateway so you can easily access north and south, great bus system, good dynamics. It just represents good value, she said.
"You can have multigenerational living because of the size of the home like the one sold in Rinaldi Court.
"We were expecting a larger amount of for spring that I don't think we're going to get unless it’s a last minute rush. There is going to be a lot of pent-up buyer energy. I would certainly welcome more stock if there are buyers are there wanting to sell."
