Property agent Tony O'Doherty from Belle Bulimba saw two massive auctions at the in-rooms before 8:15am on a Sunday. A three-bedroom, two-bathroom townhouse at 1/15 Worden St, Morningside sold under the hammer for $870,000 with an opening bid of $800,000. The townhouse was sold to a young couple who battled it out in the end for $500 bids. Meanwhile, a three-bedroom, two-bathroom townhouse at 1/23 Forbes St, Hawthorne sold under the hammer for $945,000 with an opening bid of $880,000. 10 bidders registered to take part in the auction.
Auctioneer Justin Nickerson from Apollo Auctions said the results were fantastic. "To buy a house in Hawthorne you’re looking triple that price. For the new owners of the townhouse they will still have all the benefits of what Hawthorne has to offer," Mr Nickerson said. "We know Morningside is super popular now. You've got young professionals good cafe’s good, parks. The townhouse sold today it was a replica Queenslander, it was more of character home. Similar example of modern living you can enjoy.
Postwar Balmoral house sells for 1.215m
A 1960s-built house at 13 Cecile Street, Balmoral has been sold under the hammer at $1.215m. The auction started off with a low bid at $900,000 and four registered bidders participated in the auction. The three-bedroom, one-bathroom house attracted 70 groups of buyers for inspection. Property agent Dion Tolley from Place Bulimba said the site received interest from a lot of developers.
“I think when you look at that, it’s a really good reflection of what a buyer is prepared to pay in Balmoral for a future knockdown opportunity,” Mr Tolley said. “And the intent of the buyer is to purchase the home to rent it out between two to three years and they plan to demolish the property and build a brand new one. “They are more focused on securing the asset now in a good location with a good block size. “It was up to a certain price where the developer that wanted to build straight away wouldn't get to, and we felt that was sitting around $1 million and just above. “But first home buyers and long term investors were obviously prepared to pay a price between $1.15m and $1.3m in that zone is where we were getting feedback.”
QLD rich listers sell riverfront house at $5.9m under hammer
Two of the Brisbane most high profile rich listers Cathie Reid and Stuart Giles have sold their riverfront house at 39 Ivy Street, Indooroopilly for $5.9m under the hammer. The tri-level residence has five bedrooms and three bathrooms, with a private pontoon and pool to significant its luxury. Ms Reid said the couple were pleased to hand the home to another family after living there for nearly a decade. “It was a wonderful home that played a really important role for us for the last eight years,” she said. “It was great for our children and our family at that stage in their lives. “The person who ended up buying the property has been engaged in it right from the launch of the campaign, and their persistence and their resilience were awarded today. “And now we're really excited that another family get to enjoy it and create their own memories.”
In the three-week campaign, 78 groups came across the property for inspection. Adcock Prestige principal Jason Adcock said the auction has seen four registered bidders, kicking off with a strong $5m bid. “We had a late bidder registered to bid that had only been seen for 10 minutes, and they pushed the eventual buyer within $50,000,” Mr Adcock said. “Within the last three or four minutes of the auction, they came in at $5.55m, and then it got announced on the market at $5.7m. “Definitely without a shadow of a doubt, as soon as we announced it on the market, it just went very, very quickly to $5.9m.” The home was built in 2012 by New Zealand architect Fearon Hay with a modern aesthetic outlook, and the prominent entrepreneurs renovated the mansion before selling it.
Mr Adcock said the renovation made the house look spectacular. “It’s been repainted inside and outside,” he said. “It was looking very, very fresh. It certainly didn’t look like 12 years old.” Mr Adcock said the current Indooroopilly market pushed the property to be sold within a short period of time. “Market in Indooroopilly is very tight at the moment,” he said. “And obviously that's what driving the amount of interest that you're getting in these prestige luxury homes because there's just not a lot of a lot to choose from. “Hence why we sold this particular property in 24 days and under the hammer at auction. “Basically at the end of the day, if you've got a luxury property in the inner western suburbs, whether it's on or off the river, you're going to sell out very quickly, and you're probably going to get more than what you expect, like like the seller did today.” The outgoing homeowner built the cancer care giant Icon Group and the Epic Pharmacy Chain, and started a hospital-based pharmacy chain with Chemist Warehouse last year. They are reported with an estimated wealth of $550m.
Hamilton home passed in for $2.7m

A four-bedroom, two-bathroom home at 11 Queens Road, Hamilton was passed in the auction for $2.7m.
The auction had three registered bidders.
Property agent Nick Kouparitsas from Ray White Clayfield said the auction was competitive but was eventually passed in because of price. “The auction was passed in because the price fell short of owners expectations,” Mr Kouparitsas said. “The campaign went well with 33 groups coming through the door during open homes.” “The best part about the property was the location with the river nearby.”
Mr Kouparitsas said the property market is really good to buy properties. “The property market is really good right now but buyers are quite hesitant about selling because they feel there will be an influx of more properties.” “However, that's quite the opposite because there is less stock in the market.” “But the Brisbane market is doing quite well in comparison to Melbourne and the Sydney market has grown a little bit but we will be similar to them this year.”

A five-bedroom, three-bathroom house at 18 Archer Street, Gordon Park has beens sold under the hammer at $2.51m. The newly renovated home is equipped with brickwork inspired by the Calile Hotel and lush tropical plants, creating a resort-like atmosphere inside the northern suburb. Property agent Holly Bowden from Ray White Wilston said there were eight registered bidders at the auction, with two actively competiting. “The buyer was a local family with friends in the neighbourhood.” Ms Bowden said.
“Both the buyer and another one of the registered bidders both had someone bidding on their behalf as they were in Sydney to see Taylor Swift. “They abviously knew the auction was coming up and they got themselves organised so that they could have someone represnt them in bidding for them. “The auction opened quickly with a phone bidder, they were also a local and we just said start the bidding at whatever price you are comfortable to pay, and it was a $1.8 million bid, then immediately the buyer who secured it came in with a $2.4 million bid.
“They really wanted to secure the home. It’s going to be their forever home.” Ms Bowden said 194 groups came through for inspecting the two-storey house. “We had quite a few downsizers and some young families come through during the campaign,” she said. “There are a lot of people that are trying to avoid a renovation, so that these properties that are fully complete and ready to move into are a huge attraction properties. “Anything under $1m and anything that’s ready to move in to like this one are what people are wanting. There’s been a lot of transactions in our market at the moment.”
Bulimba family house sells for $2.025m
A five-bedroom, three-bathroom home at 135 Coutts Street, Bulimba has been sold under the hammer at $2.025m. Up from $1.6m, the price when it last sold five years ago, four registered bidders were competing for the home. The two-storey property loacted two blocks away from the Barisbane River, with a view of Bulimba Golf Club and Vic Lucas Park. Together with another property at 37 Coutts Street, the two homes attracted nearly 100 people for inspection across the two-week campaign.
Ray White Bulimba Principal Brandon Wortley said it was a confident bidding. “The opening bid was $1.6m, and then it went in $100,000 rises,” Mr Wortley said. “It went $1.6m, $1.7m, $1.8m, 1.9m, and it just came down to strategy from there. “The bidding increasement was smaller. I think it was $25,000 rises, and the it hit $2m. “And then it went into $5,000 rises to $2.025m.”
Modern Bulimba house doubles its value in 10 years
A prestige home at 37 Coutts Street, Bulimba has been sold under the hammer at $2.41m, with a strong opening bid of $2.3m. The property was sold at $1.2m in 2014, half of its current value. The single-level home has four bedrooms and two bedrooms, attracting five registered bidders. Ray White Bulimba Principal Brandon Wortley said the there were two active bidders fighting for the property in the auction.
“It started with a really, really confident opening bid at $2.3m,” Mr Wortley said. “And then very quickly, two really good bidders actually, they were really fierecely contesting it up to $2.4m. “When it hit $2.4m, one of them went to $2.405m and the other one went $2.41m, and that’s when the hammer fell. “It was a pretty confident auction actually, one of the more confident ones that I’ve seen in awhile.”
'Competitive' Grange auction sells for $3.385m
A five-bedroom, two-bathroom prestige home at 43 Jean Street, Grange was sold under the hammer for $3.385m with an opening bid of $2.6m. The auction attracted six registered bidders. Principal of Ray White Wilston Alistair Macmillan said the auction was highly competitive and the campaign attracted a lot of attention. “The auction was highly competitive with the buyer's competitive bidding taking the auction to $3 million where there was a pause, the highest bid increased to $3.3m and the property was called on the market. We eventually sold the property for $3.385m.” Mr Macmillan said. “It was an exceptional campaign resulting in over 130 inspections over the four week campaign.” “This home was a beautifully renovated Queenslander on 810sq m which was very appealing to families.”

Mr Macmillan said the property market has started strong in comparison to last year. “The Brisbane Property market has started the year stronger than how it left last year,” he said. “We’ve seen a 40% increase in attendees via open homes.” “Our bidding registrations are averaging over 10 per auction and at this stage of the year we are sitting at 100% auction clearance Rate and we expect the Brisbane market to grow by at least 10 to 15% over the next 12 months.”
Wilston home sells for $3.150
A five-bedroom, three-bathroom prestige home at 27 Dalrymple Street, Wilston msold under the hammer for $3.150m with an opening bid of $2.4m. The auction attracted five registered bidders with 50 people attending the live auction. Principal of Ray White Wilston Alistair Macmillan said the auction went well and the campaign went exceptionally well. “The auction was competitive with the parties coming to a pause at $2.9m and then after rigorous negotiations between the bidders, the property was sold at auction,” Mr Macmillan said.

Interstate buyer scores the keys to prestige New Farm home
A four-bedroom, two-bathroom prestige home at 257 Moray Street, New Farm was sold under the hammer for $3.1m with an opening bid of $2.5m. There were two registered bidders eying for their slice of the Brisbane property market Property agent Karla Lynch at Ray White New Farm said the property had received a lot of interest during the campaign and the home had a great entertainment area. “The campaign was wonderful with 95 buyers coming through the open homes and an interstate buyer ended up buying the property,” Ms Lynch said. “Seeing the trend, we got a lot of online inquiries from both interstate and overseas buyers about the property and the suburb. “The best part about the home was it has an amazing entertainment area for families with a newly renovated structure." The newly renovated character home, situated on a spacious 526 sqm block, offers a functional design with separation of spaces, ensuring comfortable living for all occupants.
The home has a large backyard complete with an in-ground pool, perfect for entertaining guests or enjoying leisurely afternoons with family. Ms Lynch said the property market is not looking to slow down and Brisbane is still affordable than other cities. The market is not slowing down with the buyers wanting to buy good stock and talking about the new farm suburb, it is not going to change,” she said. "However, in the market currently we do not have enough stock and a lot of people like Interstate buyers and overseas buyers are showing interest in the Brisbane. “One of the main reasons is that Brisbane is still affordable in comparison to other cities, because of so many happening lifestyle precincts and a lot of people like the weather and the lifestyle.”
