Over in Murarrie, the auction of a three-bedroom house on a 546 sqm block kicked off at 10am.

The house at 11 Kyoomba Street attracted three registered bidders and bidding started at $950,000. It was passed in at $1.075m, with negotiations continuing.

The property has been in the family for 11 years and is ready for a fresh start.

Auctioneer Paul Curtain said the underbidders wanted to pay a figure within 2 per cent of the owners' expectations.

“We got really close on this one…one of the reasons that it didn’t go to sale is because we had two parties that were very interested with conditions," Mr Curtain said.

“We were weighing up with the seller whether to work with the offers on an unconditional basis versus the offers that had conditions.

“It’s all about getting the right outcome for the seller…it’s highly likely the property will be under contract before 5pm."

Five bidders registered to compete for the five-bedroom, two-bathroom house on a 607 sqm block with a pool.

McGrath Wynnum marketing agent Alec McEwan said the opening bid was $1m, and there were 11 bids in total.

Mr McEwan said bidding paused at $1.25m and then it came down to a game of $10,000 bids between two buyers, until a local couple placed the winning bid.

"It's the quintessential Queensland dream," Mr McEwan said. "It's the side access, it's the shed, it's the pool, and a 607 sqm block is so rare in Wynnum.

"There are definitely buyers out and about."

Two young couples registered to bid for the five-bedroom house on a 405 sqm block at 24 Prout Street.

After an opening bid of $1.1m, it only took two more bids to get to $1.2m, before a pause and negotiations with the couple until they agreed to increase their bid to $1.25m.

“I’m so excited for the buyers, they’ve been looking for two years," marketing agent Joanna Gianniotis of Place Estate Agents said. “It will be excellent not to see them at any future open houses."

The new owners, Adam Middleton and Ashleigh Lau, plan to get a dog in their new property after years of renting.

“Deciding what sort of dog we get is harder than the house," Mr Middleton said.

Previous owners of 24 Prout St, Camp Hill, Emmett and Caitlin Roche, are happy with the result.

Ray White has reported a quiet weekend of auctions, with its chief auctioneer in Queensland, Gavin Croft, saying the Easter break and long weekends had played a role in holding back auction volumes slightly.

"We anticipate May to be a really busy month, with many sellers choosing to wait to avoid the disruption of long weekends and holidays in their campaign," Mr Croft said.

"We can see auction volumes on the rise in May and June, promising to be busy auction months. Buyer numbers remain strong and this is continuing to translate to buyer depth at the auctions that do run through on auction day."

A four-bedroom brick house on 743 sqm in Runcorn has sold at auction for $100,000 over reserve, after 10 bidders registered to compete for the property.

Marketing agent George Yang of Ray White Rochedale said the biggest selling point was the renovation.

“It’s all been done, and at the moment, people want to be able to just move straight in and not worry about building or renovating,” Mr Yang said.

“The sellers did the renovation themselves, but have now decided to sell so they can build a new home. Meanwhile, the buyers, also a young family, are upsizing from a townhouse, they have a couple of kids so the pool will come in handy.”
