'Rapid fire' auction in Salisbury

314 Henson Rd, Salisbury Agent: George Yang and Hamish Cooper, Ray White Sunnybank Hills

A three-bedroom, one-bathroom home at 314 Henson Rd, Salisbury sold under the hammer for $940,000, $50,000 above the reserve.
Nine bidders registered for the auction with seven active throughout.
Property agent George Yang from Ray White Sunnybank Hills said it was a highly competitive, rapid fire auction.
"It started at $700,000 and within three or four bids it went up to $850,000 then the eventual sale price which is a suburb record for that type of house," Mr Yang said.

“We had two interstate bidders on the phone, with interest coming mainly from families and couples along with a couple of investors.
“The buyers were a young family and this is their first home.
“It’s move-in ready, in a neat and tidy condition and in a great area.
"Salisbury is very much a young family area at the moment because it’s more affordable than suburbs like Tarragindi and those within the inner ring suburbs.”

Wilston home sells for $2.25m

81 Vale St, Wilston Agents: Alistar Macmillan and Sam Hagen, Ray White Wilston

A five-bedroom, two-bathroom home at 81 Vale Street, Wilston has sold under the hammer for $2.25m.
Five bidders registered for the auction with two active throughout.
Principal & Auctioneer at Ray White Wilston Alistair Macmillan said the sellers were investors from Melbourne planning to relocate but decided not to.

The previous owners from Melbourne purchased the home with the intention of relocating to Brisane.

“All the buyers we had looking at the house during the campaign were owner occupiers," Mr Macmillan said.
"The person who bought it wants to live in the house for a few years then knock it down and build a house across two blocks.”

'Fast and furious' auction in Everton Park sells for $1.46m

A four-bedroom, three-bathroom home at 27 Colbert Street, Everton Park has sold under the hammer for $1.46m with an opening bid of $900,000.
12 bidders registered to take part in the auction.
Property agent Elliott Brown from Belle Property Everton Park said everyone was happy with the result today.
"We had two groups that were local families looking to upsize and there was also a few families that had much deeper pockets, particularly in that section of Everton Park, Trouts Estate, is well sought after.
"We had interstate buyers on the phone also.
"Originally, an Italian family designed the home and they may not be the prettiest looking houses by modern standards but they’re well built.
Mr Brown said he felt like Everton Park has evolved and become an area that people don't want to leave.

The auction at 27 Colbert St, Everton Park only lasted 12 minutes.

"I feel like the final straw was when they completed the rejuvenated plaza," he said.
"The flowers have bloomed and people aren’t afraid to spend up big."
Auctioneer David Holmes from Homes Auctions said he was blown away by the result today.
"It was a fast and furious auction, it took only 12 minutes and sold well over reserve," Mr Holmes said.
"While stock is in reasonably short supply, I think buyers are hungry, in light of the interest rates being on hold, it's more of a reason to be capitalising now."

Upper Mount Gravatt home sells for $1.425m

A five-bedroom, two-bathroom home at 32 Lay St, Upper Mount Gravatt has sold under the hammer for $1.425m with an opening bid of $1.1m.
13 bidders registered to take part in the auction.
Property agent Karl Gillespie from LJ Hooker Property Partners Sunnybank Hills and Mount Gravatt said there was great interest in the home throughout the campaign.

The property maret in the south side of Brisbane continues to grow

"In total we had 30 groups for the first open home and a lot more in the second one as well, we got close to 100 groups in total," Mr Gillespie said.
“The new buyers are Brisbane locals.
“The south side is going very strong, I dare say this one might be a record price for a home of this size that doesn't have an ensuite.
“The market at the moment for sellers is really good at the moment and we're seeing strong results."

Local family snaps up Alderley home for $1.78m

A four-bedroom, two-bathroom home at 63 Huxley Avenue, Alderley has sold under the hammer for $1.78m with an opening bid of $1.2m.
Three bidders registered to take part in the auction.
Property agent Janine McDonald from Ray White Alderley said a local family from Brisbane purchased the property.

The new owners are purchasing their first home after living in an apartment with their young son.

"The new owners are living in an apartment and relocating to buy their first house," Ms McDonald said.
"We had great numbers through the property, we had an offer in the first week but we sold the property over what that offer was.
"The market is very strong and buoyant, we’re getting lots of offers on properties before they head to auction."

Red Hill home passes in with conditional buyer eying property

A five-bedroom, four-bathroom home at 24 Thorn Street, Red Hill has passed in with negotiations taking place with buyers outside of auction conditions.
Property agent Zac Tully from Space Property Paddington said despite the result today he was confident the property would sell.
"We didn't sell unfortunately but it looks like the property will sell tonight though to a conditional buyer," Mr Tully said.

10 bidders register last minute in auction twist at Algester

A three-bedroom, one-bathroom home at 16 Capparis Street, Algester has sold under the hammer for $789,000 with an opening bid of $600,000.
The auction had 10 registered bidders.
Property agent Hayden Cains from Ray White Annerley said the campaign went really well.
"We had 56 groups came through to inspect the property and we had prior offers.
"To be honest I was a little bit nervous going into the auction today as we had no bidders registered.

Although there were offers prior to the auction, no buyers registered

“New buyers are local, their daughters live in Mount Gravatt they were in Alderley and wanted to downsize to something that is easier to maintain.
“The market is quite positive, there is still plenty of buyers, stock levels are on the lower side of things.
"We’re not seeing a decrease of prices going down, they’re still going up."

Mount Gravatt has seen lots of buyers activity this past week

Property agent Denis Najzar from Place Estate Agents, Wooloongabba said the campaign was very strong.
"There was lots of interest in the property with good numbers through our open homes," Mr Najzar said.
"We still have the issue lack of supply and high demand.
"Buyers are looking and properties are transacting in a fairly short amount of time."

Buyer demand still remains high across Brisbane

Property agent Joanna Gianniotis from Place Estate Agents, Coorparoo said the home had attracted a lot of buyers.
"It's a beautiful home and we've had lots of interest in it," Ms Gianniotis said.
"We’re very busy at the moment, there is a number of buyers around but there isn’t a lot for them to be looking at.
"People are wanting to secure properties before Christmas."

Newmarket home sells for $1.8m

A five-bedroom, two-bathroom home at 30 Market Street, Newmarket has sold under the hammer for $1.8m with an opening bid of $1.1m.
Five bidders registered to take part in the auction.
Principal & Auctioneer at Ray White Wilston Alistair Macmillan said he was pretty happy with the result.

The auction paused at $1.7m and the final $1.8m price was negotiated.

"Overall a great result today, we did see the auction pause at $1.7m and we negotiated up to $1.8m," Mr Macmillan said.
"We're seeing a majority of the buyers live locally to Brisbane and are wanting to upgrade.
"The market is very strong, we’re still seeing a very tight market, that is what is keeping good results, I expect we'll see that continue."
