They are the 15 most expensive suburbs in Townsville, but there can only be one jewel in the residential crown.

The top house sale price in Townsville stands at $6m, which is miles ahead of the second most expensive property in the city, a North Ward showstopper that sold off-market for $4.5m in April.

Townsville’s most expensive house is on Castle Hill and was bought by 1300Smiles founder Daryl Holmes in October 2020.

It was recently revealed that Holmes has made another big property purchase – a beachfront mansion on the Gold Coast for $9.8m, and has put it up for rent.

He has listed it for rent for $7000 a week – the Gold Coast’s most expensive rental property right now.

Dr Holmes, who last year reportedly pocketed $70m from the sale of the 1300 SMILES network to the Abano Group, also owns the Hamptons-style trophy home right next door.

Townsville’s other top properties range from beach houses to acreage retreats.

There is Bishop’s Lodge at Belgian Gardens and a sprawling property with its own football field and motocross track at.

The Black River record holder boast not one but three houses, while over in Mysterton, the iconic Myora reigns supreme.

Ray White’s Julie Mahoney, who sold two of the 15 record holders, said the prestige market was strong despite the southern slowdown.

“Good property is still hard to find and with the issues around construction, trades and supply, a lot of buyers are prepared to buy something established that ticks 9/10 of their boxes,” she said.

“They know that they just coukdn’t recreate it for the sales price right now.”

Ms Mahoney added that the Townsville population had also grown by 37,000 since the 2016 Census, with 200 medical families poised to move to the region with new hospitals planned for the growing city.

“And they tend to shop in the prestige market,” she said. “And high end stock is limited.

“I have a substantial client base and some have been waiting 3 years for the right property to come along.

“I sold one in Hyde Park recently for $1.52m and they had been waiting two years.

“Another one on the hill, that sold for $2.2m and they had been waiting for quite some time also.

“There is also continuing interest from interstate buyers and expats.”

Castle Hill remains Townsville’s most expensive suburb with a median house price of $1.1m. It is followed by North Ward at $862,500.

The top growth suburb over the past 12 months was Toolakea, with house prices soaring 51.8 per cent to $545,000.

Janice Gallagher of Janice Gallagher Real Estate, who brokered the North Ward record sale, said the high-end market was strong.

The median house price in North Ward has grown 16.6 per cent in 12 months, according to the latest REA Market Trends report.

“There is still a lot of new people moving to town and for every prestige property, there is more buyers than sellers,” she said.

“Locals are buying but there are a lot of doctors around also, and some miners, university staff, and people wanting to move out of NSW and Victoria for lifestyle reasons.”

Ms Gallagher said that the lead up to Christmas was traditionally a strong selling period for the Townsville region, as people and families planned their move for the new year.

She said that while Townsville hadn’t experienced the heady boom that other towns and cities did, it had been slow, steady and sustainable.

“We really are still just getting back to our 2008-10 prices,” she said.

“But Townsville is in the best place it has been in over a decade.”
