Tenants take note: 20 Qld suburbs where rents are falling

We’ve found 20 suburbs across the state where rents are cheaper than a year ago, with figures revealing savings of up to $275/wk.

RENTS are now cheaper in 56 Queensland suburbs, with new figures revealing tenants could be saving as much as $275 a week compared to a year ago.

Suburb-by-suburb data from PropTrack shows house rents in 31 suburbs across the state fell in the past 12 months, while unit rents in 25 suburbs are also less expensive.

House rents in the inner Brisbane suburb of Fortitude Valley took the biggest tumble in the past 12 months — diving nearly 37 per cent to $475 a week.

But there are still plenty of expensive rentals in the suburb, like this four-bedroom house at 156 Warry St, which is advertised for rent for $1300 a week.

Also in Brisbane, Mount Ommaney houses are now an average $155 a week cheaper than they were a year ago, while the median house rent in Kalinga has dropped $100 to $600.

On the Sunshine Coast, Pomona has recorded a 25 per cent decrease in its median house rent to $500 a week, while Forest Glen is $120 a week cheaper and Coolum Beach is $55 less expensive.

The median house rent in Elimbah in the Moreton Bay region is $50 a week cheaper than 12 months ago at $600.

Outside the state’s southeast, Campwin Beach in the Mackay region has recorded a $100 drop in house rents to $350 a week.

Hay Point (also in the Mackay region) and Cannon Valley in the Whitsundays have seen $50 a week drops.

If you are in search of a unit to rent, the median cost of leasing a unit in Oonoonba in Townsville has dropped $45 a week in a year to $285.

Tenants could save around $65 a week compared to a year ago by renting a unit in the Cairns suburb of Bentley Park.

Even the popular Sunshine Coast suburb of Caloundra West has experienced a fall in its median weekly unit rent to $480.

Units in Eastern Heights in Ipswich can be found for around $300 a week, after slipping 5 per cent in the past year.

The affluent, inner Brisbane suburb of Seven Hills has even recorded a mild drop in its median unit rent — now $15 cheaper at $610 a week.

Rentals in Clermont, Rockhampton, Sarina, and Atherton are also slightly cheaper than they were this time last year.
