Buyers are reportedly circling to snap up two pubs west of Toowoomba, with the agent in change confident they will sell quickly.

A pair of popular pubs in small towns west of Toowoomba could be snapped up quickly with two popular watering holes now up for grabs.

The Dulacca Hotel and the Royal Hotel in Meandarra, both in the Western Downs region, have hit the market through Toowoomba’s SGW Hotel Brokers.

Known for its distinctive pink exterior, the Dulacca Hotel opportunity includes the pub and attached tourist park featuring 25 powered van sites and eight cabins, with development approvals for another three accommodation units.

Agent Scott Williams said the venue’s variety of income streams and proximity to a number of wind projects being developed in the district were attractive to buyers.

“There is 25 powered van sites, workers cabins (and) there’s a spare block of land for expansion so it’s a great opportunity,” he said.

“There is a wind farm with 85 turbines that’s about to start so there will be business opportunities.”

While there is no reserve price listed, Mr Williams said he expected the pub to sale for upwards of $1m.

The Royal sale, which features a price of $750,000, includes the hotel with 12 rooms and a private manager’s residence.

Mr Williams said the new buyer would enjoy full occupancy for six months of the year thanks to commodity trading company GrainCorp’s need for workers’ accommodation.

“Meandarra relies on agriculture, and GrainCorp has a big depot there,” he said.

“GrainCorp books out the pub six months at a time — to know you’ve got 12 accommodation rooms booked half the year, I’m really confident it will sell quickly.”

Mr Williams said there was plenty of potential for new owners to make even more money from the Royal Hotel by simply opening it earlier.

“They open at 3pm — they’ve been there more than six years and they miss a lot of the day trading for lunch,” he said.
