Mount Ommaney townhouse breaks complex record

A four-bedroom, two-bathroom townhouse at 1/7 Greenway Circuit, Mount Ommaney has sold under the hammer for $1,030,000 and broken the complex record.
Five bidders took part in the auction.

Property agent Jason Yang from NGU Real Estate said the auction was quick and ran over a short campaign of two and a half weeks.
"It's great to see confidence in the market, it was hailing outside while the auction was taking place with the buyers braving the weather," Mr Yang said.
"The auction had quite good bidding, we paused the auction and negotiated a great price with the eventual buyer."

A five-bedroom, three-bathroom home at 9 Fernvale Road, Tarragindi has sold under the hammer for $1.8m with an opening bid of $1.5m.
Only one bidder registered to take part in the auction with the auctioneer working extra hard to secure a successful transaction.
Property agent Gabrielle Baker from Queensland Sotheby's International Realty – Brisbane said she had good numbers interested in the home online but it didn't translate to the open homes.
"I think Fernvale Road being a busy road had to do with it and obviously being mid-December buyers are turning their attention to Christmas the new year," Ms Baker said.

"Having said that the buyers out there at the moment are serious and want to lock something in. I’d rather three quality buyers over quantity.
"I think this year as a whole in real estate has been a very patchy year, some stock sells really quickly and other stock doesn’t.
"I think there is so much going on politically with interest rates and the construction industry, there is so many layers to the bigger picture.
Ms Baker said she was optimistic about the market heading into 2024.
"Brisbane is a very popular destination for interstate people from Victoria and New South Wales," she said.
"People that have been living and working overseas are looking to come home. When you look at the 500,000 people who have come into Australia this year alone, you can understand the pressure this has put on the housing market."

A four-bedroom, one-bathroom home at 270 Tufnell Road, Banyo was sold under the hammer for $1.3m with an opening bid for $680,000.
There were seven bidders registered to take part in the auction, with four active.
Lead Agent from Ray White Ashgrove Lachlan Macdonald-Camden said the auction was intense as the prices escalated from opening bid to $950,000 in no time.
“It was a great auction that drew in a large crowd, scattered throughout the large yard of the property itself,” said Mr Macdonald-Camden.

“The sellers, a young family, had already bought a property off us previously in Ashgrove. They knew that their property, a classic 100 year old Queenslander home sitting on a large block of land would spark interest amongst buyers at auction, reaching $80,000 over the highest offer prior.”
“The eventual buyers were a local family living in Northgate, who had been property searching for the last year and were over the moon with their purchase. After missing out at auctions all year, they were happy to have their Saturdays back.”
Mr Macdonald-Camden said the market in 2024 is going to continue to have a high demand and low supply.

Property agent Saeed Moghaddam from Brisbane Real Estate said negotiations were taking place outside of auction conditions.

There were four active bidders during the auction and agents are currently in negotiations with groups outside of auction conditions.

Lead agent at Ray White Ascot Nick Roche said he is tipping in the next 24-48 hours, the property could be sold for $3.5m and said the vibe at the auction was pretty good and the 2024 market would be similar to this year with high demand and not a lot of stock.
“It was a busy auction and the bidders were very interested in the property and reached $3m in no time,” Mr Roche said.
“The 2024 property market is going to continue to be the same as this year, there are a lot of buyers but not enough stock.”
“The prices will continue to rise and it's better if you are a buyer to get in now, before it goes higher.”

"Usually we go for a four week campaign and to tell you the truth traffic from buyers was a bit less than what we were expecting," Mr Moghaddam said.
“The market is still very respectable at the moment, the prices is still in the sellers favour. The new owners are from Brisbane but they bought it for an investment.
“In 2024, my gut feeling says if the interest rates go up in February we’ll see the market come off the ball a little bit. It was due last month but the momentum kept it going."

"It went really well, we had lots of interest from a lot of families," Mr Hicks said.
"The market is the strongest it has ever been and it's only getting stronger, I see that trend continuing in 2024."

Property agent Jaymee Gilbert from Place Bulimba, said the market will see a gradual increase in 2024.
“Hopefully the market stays hot and prices continue to increase,” Ms Gilbert said.
“The property right now is on the way to a rapid increase and buyers are moving in from interstate to buy.”
